The 'following covenants and restrictions are included in this
'deed :
1. No building shall be erected, altered, placed or permitted
to remain other than one private main dwelling for the use and occu-
pancy of one family not to exceedtwostories in height, a private
garage(s) and such other accessory_buildings as may be permitted
under the Zoning Ordinance of the Town of Southold ; a one story dwell-
ing erected thereon shall have a first floor area of not less than
1200 square feet and a two story dwelling or split level dwelling
shall have a first floor area of not less than 900 square feet, not
including porches, breezeways or garages .
2-. No structure shall be erected on any lot until the building
plans therefor have been approved in writing by the parties of the
first part; said approval shall not be unreasonably withheld. .
3 . No fences or hedges over 3 1/2 feet in height shall be
. . erected upon said premises; any such fences and hedges erected on
said premises -shall be maintained_ and kept in good appearance and
condition.
4.- No fowl, poultry, animals or livestock, except domestic pets
not exceeding two in number shall be kept on said premises.
5. No trailer shall be placed upon said premises nor shall any
trailer be maintained, parked or kept thereon for any period of time
whatsoever, except. a boat trailer which shall be maintained either
in the rear yard or in the side yard adjoining a garage provided the
same is suitably concealed,
6._ These covenants and restrictions shall run with the land
hereby conveyed-and shall bind and enure to the benefit of the said
parties of the first part, their heirs, administrators and assigns
until January 1, 1990, and said covenants and restrictions may be
enforced by actions for damages or inunctions or both until the lst
day of January, 1990.
