No building shall be erected, altered, placed or permitted to remain other than one private main dwelling for the use and occu- pancy of one family not to exceedtwostories in height, a private garage(s) and such other accessory_buildings as may be permitted under the Zoning Ordinance of the Town of Southold ; a one story dwell- ing erected thereon shall have a first floor area of not less than 1200 square feet and a two story dwelling or split level dwelling shall have a first floor area of not less than 900 square feet, not including porches, breezeways or garages . 2-. No structure shall be erected on any lot until the building plans therefor have been approved in writing by the parties of the first part; said approval shall not be unreasonably withheld. . 3 .
