And to mitigate potential impacts associated with the proposed construction, all clearing, grading, and ground disturbance will occur no closer than 50 feet from the top of bluff, a 50-foot wide non-disturbance buffer will be perpetually maintained adjacent to the top of bluff; a low-nitrogen, I/A sanitary system will be located at least 100 feet from the top of bluff and more than 200 feet from the surface waters of Long Island Sound; a stormwater drainage system and dedicated pool drywell will be located more than 100 feet from the top of bluff; and a project limiting fence will be installed along the 50-foot bluff setback to control and contain site disturbance and potential runoff during construction. Thus, as designed with the incorporated mitigation, the project will minimize the potential for damage or loss from erosion; protect groundwater quality; and protect the quality and function of the surrounding ecosystem, including the adjacent bluff, beach, and tidal waters of Long Island Sound, consistent with the standards for issuance of a Town Wetlands Permit set forth in Section 275-12 of the Town Code and with the goals of Policies 4, 5 and 6 of the Local Waterfront Revitalization Program.
