Frederick Weber, Architect on behalf of PETER & DONNA RUTTURA requests a Wetland Permit to construct a 16'x30' in-ground swimming pool; expand bluestone patio with grill (total 1,272sq.ft.); install a pool backwash drywell, a 49sq.ft. pool equipment vault, and pool enclosure fencing with gates; with the excavation of±60 cubic yards of material to be spread and re-graded around the pool/patio perimeter. Located: 900 Sound Drive, Greenport. SCTM# 1000-33-4-4 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the LWRP, Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. While you complete the requested below, I could start the noticing paperwork for our July 161h public hearings. The field inspection date would be on Wednesday,July 9th to which all proposed structures need to be staked out, including the most seaward points of the proposed pool fence. Given the Wetland Permit determination for the bluff stairs there are some things that need to be added to the stie plans. The Board conditioned a 25ft.wide vegetated non-turf buffer be established and perpetually maintained along the top crest of the bluff. I see you proposed a buffer but please modify it to match the Trustee condition with the verbiage I just mentioned.. The pool fence should be located landward of the 25ft.wide buffer. Also, please add a call- out that no existing trees are to be removed that are located on the bluff face or within Trustee jurisdiction landward of the top of bluff. On the plans please add a 4'wide access path to the proposed bluff stairs through the buffer area. Attached is a copy of the stair plan to help figure out where they were proposed to be constructed. One question, please confirm that the proposed pool and patio is to be on-grade, not raised. If it is to be a raised pool or patio the Board will require side elevations. Please send,us four sets of updated site plans with the above comments as soon as you can. Thank you.
