AU that certain plot, piece or parcel of land, with the buildd,u'�s and improvements thereon erected, situate,
lying and being at Mattituck, ,Town of Southold,. Suffolk County, New York, bounded
and described as follows:
BEGINNING at a point on the northerly line of Middle Road 63. 95 feet westerly
along said northerly line from the southeasterly corner of land now or formerly of
BULLOCK and ilia southwesterly earner of land:of GIL-LES; from said point of
beginning running along said northerly lite of Middle Road South 87 degrees 16
minutes 40 seconds west 300.0 feet; thence along said;lanti now or formerly of
BULLOCK three courses as follows: (1) North 23 degrees 58 minutes 20 seconds
West 400.0 feet; thence (2) North 87 degrees 16 minutes 40 seconds East 300.0
feet; thence (3) South 23:degrees 58 minutes 20 seconds East 400.0 feet to the
point of BEGINNING.
It is intended that this conveyance is to transfer an undivided one-third interest
in the hereinbefore described property owned by said Joseph.Fusaro, as Tenant-
in-Common with Richard J. Principe and Angelo P. Certo,%Deceased,
TOGETHER with all right, title and interest, if any, of the party of the first part in and.to any streets and
roads abutting the abovedescribed premises to the center lines thereof.; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of,:whether:individ-
ually,or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part,the heirs or successors and assigns of the party of the second part forever; .
AND-the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incunibered in any way whatever,except as aforesaid.
ANIS the party of the,first part,in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this coveyance and will hold the right to receive such'eonsid-
eratiou as a trust fund to be applied first for the purposedf paying the cost of the improvement and will apply
the same first to the payment of the cost sof the improvement beforE,usi any part of the total of the same for
any other.purpose
The word"party"shall be construed as if it read.aparties" wherever the sense of this indenture so requires.
