BEGINNING at a monument set on the Southerly line of Crescent Avenue, said monument being
located 5981.95 feet North of a point which is 2122.00 feet West of a monument marking the U.S. Coast
and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE along said Avenue line North 85 degrees 30 minutes 00 seconds West, 79.31 feet
to a monument;
THENCE continuing along said Avenue line North 69 degrees 15 minutes 30 seconds West, 188.78 feet
through a monument to another monument at the northwesterly corner of the parcel described herein;
