Our selection for these joist were not as much for the required spans but as to there true level floors inherent in there manufacturing. We have found clients to be satisfied with the end result. The contractors selection and use of 2x12 @ 16" o.c_ in lieu of the GPI, is more then adequate and meets the requirements for the floor joist spans. The maximum span required is 9' and 2x12 of Douglas Fir no#2 is sufficient to a span of up to 16'-3" with a L/360 floor deflection.I have enclosed a copy of the Floor Joist Spans for Common Lumber as well as the Engineered Lumber Table by GPI for your reference. Architects and Planners 58 Julbet Drive Sayville,New York 11782 TeL 631.563-3343 May 9,2003 Att: Plans Examiner Damon Town of Southold Building Department Main Street Southold New York 11763 Re:Knapp Residence 2260 Peconic Bin,Boulevard Laurel,New York Dear Damon, As per our conversation on May 1st, 1 am following up on the project referenced above. 1) Verification of Required Window Exitine: for specified window on document I am submitting the following as per specification from Andersen Window. The Andersen Window selected for this project is a double hung 3046- this has a window opening area of 5.7 sqft. The width is 33 7/8"wide by 24 1/4"high. These meets the required window opening as set forth in the code for exiting and as indicated on plans. 2) Crawl Space Elev: The finished elevation of the crawl space slab is 6.5 ft Which is with-in one foot of the exterior grade. 3)FEMA: This house shall be Fema compliant. The finished floor is at the required Zone as well as, providing openings in the exterior of the foundation wall. This allows any future flooding to drain out from the crawl space as indicated on documents. The opening calculation is noted on plans. 4)Ice Barrier : a note has been added to the drawings in regards to the Ice Barrier. That 2 layers of Bituminous Construction paper will cover the roof from the eaves edge to a min of 2' towards the interior starting from the exterior wall. I am forwarding this to you under separate cover. If you have any questions please do not hesitate to call so we can further discuss this project.
