The property is located along the western shoreline of Horton Neck and fronts along Long Island Sound. The proposed project will consist of the demolition and removal of the existing partial foundation and septic system and the construction of a new residence in a more landward location and the installation of an I/A septic system. The property received a prior Trustee permit no. 9430 dated April 17,2019,which allowed a residence to be constructed with a top of bluff setback at 75 feet to the habitable area of the residence and a swimming pool on the subject property. And a subsequent Trustee permit no. 10385 dated May 17,2023 which allowed for a new residence with attached deck landward of the pier line from the adjacent residences. The current application proposes to construct a single family residence with a top of bluff setback at 100.5 feet to the habitable area of the residence and proposed deck.
