SCOPE OF WORKALL WORK SHALL CONFORM TO THE REQUIREMENTS OF THE SOUTHOLD BUILDING CODE, FIRE DEPARTMENT REGULATIONS, UTILITY COMPANY REQUIREMENTS, AND THE BEST TRADE PRACTICES.A. DEMOLITION:•Partial tear-down of existing non-original 1-story additions at rear of Vail House.•Replacement of existing septic system with I/A on-site wastewater system .•Tree protection at north and east side of Vail House.B. PROPOSED CONSTRUCTION:A NEW ARCHIVAL STORAGE FACILITY WILL BE ADDED TO THE REAR OF THEORIGINAL VAIL HOUSE. EXTERIOR STRUCTURAL ENVELOPE WILL INCLUDE FIRE-RATED C.M.U. STRUCTURAL WALLS, STEEL ROOF TRUSSES, AND CONCRETE SLAB-AND-GRADE BEAM FOUNDATION. WALLS AND ROOF WILL BE INSULATED WITH AN EMPHASIS ON ENERGY-CONSERVING ENVELOPE DETAILINE. BUILDING SYSTEMS WILL INCLUDE ENERGY EFFICIENT HEAT PUMPS (HVAC), ENERGY RECOVERY VENTILATORS (ERV'S), HUMIDIFICATION CONTROLS, L.E.D. LIGHTING, WET-PIPE FIRE SUPPRESSION (SPRINKLERS), AND OTHER APPROPRIATE SAFEGUARDS FOR THE PRESERVATION OF THE COLLECTION OF THE SOCIETY.1.SITE PREPARATION, UTILITIES AND INFRASTRUCTURE:•Clear the construction site of existing structures and obstacles.•Perform grading and excavation as needed.•Drilling, installation, and commissioning of 1 new stand-alone private wellfor potable water to serve the Oysterponds campus, which will include code-required sanitization infrastrucure (such as UV-and/or chlorine).•New site water supply plumbing lines from proposed well to connections atexisting campus buildings.•Two (2) new septic systems, including one (1) I/A system, which willcombine to serve Vail House, the Hallock Building, Old Point Schoolhouse,and the Village House.2.FOUNDATION AND BASEMENT CONSTRUCTION:•Basement walls (limited to 'connector' between Vail House and new ArchivalStorage Addition) to be insulated concrete formed walls, with continuousspread footings, typical.•Foundation to be reinforced slab-on-grade with grade beam grid.•Decks and exterior stairs and ramps will have concrete sonotube postconstruction, except as noted.3.STRUCTURAL FRAMEWORK:•1-story structure to be structurally supported at exterior walls with steeltrusses supporting roof (see #4, #5)4.EXTERIOR WALL CONSTRUCTION:•The exterior walls will be constructed of concrete masonry units. Additionalrigid insulation and weather proofing to be applied over exterior.•Install Hardie board siding, and natural white cedar siding, for weatherresistance and aesthetics.•The new windows and doors on the archival storage addition should beMarvin or Andersen quality wood and insulated glass units with exterior skinclad in aluminum with a baked on paint finish, low-e, argon filled gas, withappropriate film to mitigate harmful or damaging ultra-violet solar rays todocuments or objects in the collection.5.ROOFING INSTALLATION:•Pre-fabricated steel scissor trusses along length of new Archival StorageAddition,.•3" metal deck (on top of trusses)+ 3" rigid insulation + sheathing + fire-retardant roofing membrane•Standing seam metal roofing.C. VAIL HOUSE -EXISTING STRUCTURE:•Replace all Windows: Exterior Window units on the Vail House shall be MarvinWood Windows or Anderson Windows Designer Series insulated glass units, withLow E and Argon Gas filled glazing to match the existing window units as closelyas possible in type, dimensions and muntin pattern.•Existing shutters that are damaged should be provided new.•Replace damaged clapboard siding and trims including fascias, corner boards,eaves and window sills. The exterior of Vail House to be fully repainted.•All attic existing fiberglass insulation should be removed and the attic framing andattic floor framing cleaned and vacuumed to remove any debris and/or rodentfeces and then re-insulated with all new ROXUL mineral wool.•Roof: Repair Substrate,membrane and roof finish as needed with new flameretardant cedar shingles.•Remove select interior doors, per plans.•Remove select interior partitions to create the proposed layout plan.•New AC System (cassettes supported by new heat-pumps)•Upgrade Electrical Installation6.FIRE SAFETY IMPLEMENTATION:•Utilize fire-resistant materials and construction techniques.•Install the sprinklers fire suppression systems -see FP scope.7.UTILITIES INSTALLATION:•Install new water supply lines, new waste piping to the new septicsystem, and new gas supply lines.•Stormwater will be collected from typical gutters, leaders, anddownspouts, tied into sub-grade drain tile lines which will pass throughdrywells.•Connect the facility to the electrical grid with adequate power capacitywith adequate power capacity and replace the existing main panel inVail House.Provide separate dedicated power panel for the newArchival Storage Addition.•There will be a standard number of outlets provided throughout the newconstruction, as governed by the NY state building code. Data ports willalso be provided where needed.8.INTERIOR BUILD-OUT:•The interior walls are to be light gauge steel framing unless otherwisespecified, filled with mineral wool acoustical batt insulation.•Interior wall and ceiling finishes to be painted single or double layer of5/8”gypsum sheet rock Type IV finish -see wall types.•Floor finishes per schedule, appropriate for heavy traffic use.•Interior doors to be fire-rated as appropriate.•Basic millwork shelving systems for efficient storage.•Basic office, ADA bathroom, and kitchenette millwork per finish plans.9.ACCESSIBILITY IMPLEMENTATION:•Ensure compliance with accessibility standards.•Provide ease of movement for all individuals within the facility.•ADA ramp to be CCA treated timber base.
