WITNESSETH, that Grantor, in consideration of Ten and 00/100 ($10.00) Dollars and other
valuable consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant
and release unto Grantee,the heirs or successors and assigns of Grantee forever,
ALL that certain plot,piece or parcel of land,together with the buildings and improvements thereon
erected,situate,lying and being in the Village of Mattituck,Town of Southold,County of Suffolk and State
of New York,as more fully described on Schedule"A"annexed hereto and made a part hereof.
BEING and intended to be a portion of the same premises conveyed to the Grantor by Sandra A.
Moelius and Vernon F.Moelius,dated April 20,2015 and recorded in the Office of the Clerk of the County
of Suffolk on August 6,2015,at Liber 12826, Page 991.
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of Grantor in and to said premises;SUBJECT TO all the covenants,easements
and restrictions of record;TO HAVE AND TO HOLD the premises herein granted unto Grantee,the heirs
or successors and assigns of Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement before using any part of the total of
the same for any other purpose,
The words "Grantor" and "Grantee" shall be construed as if it read "Grantors" and "Grantees"
whenever the sense of this indenture so requires.

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being at Mattituck,in the Town of Southold,County of Suffolk and State of New York,known and designated as Lot
Number 40 on a certain map entitled,"Map of Sunset Knolls Section Two",and filed in the Suffolk County Clerk's
Office on April 9th, 1970 as Map Number 5448;said lot being more particularly bounded and described as follows:
BEGINNING at a monument set on the easterly side of Dogwood Lane distant 379.50 feet southerly from the extreme
southerly end of the curve connecting the southerly side of Stanley Road and the easterly side of Dogwood Lane;said
point also being the division line between Lot Nos.39 and 40 as shown on above-mentioned map;
RUNNING THENCE along said division line North 78 degrees 53 minutes 00 seconds Exist,200.39 feet to a monument
set at the division line between premises herein and land now or formerly of Thomas and Mary Wilson;
THENCE along said division line South 11 degrees 07 minutes 00 seconds East, 100.00 feet to a monument set at the
division line between Lot Nos.40 and 41 as shown on above-mentioned map;
THENCE along said division line South 78 degrees 53 minutes 00 seconds West,200.39 feet to a monument set on the
easterly side of Dogwood Lane;
THENCE along said easterly side of Dogwood Inane,North 1 I degrees 07 minutes 00 seconds West, 100.00 feet to the
