ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Bayview, near Southold, in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot No. 54
on a certain map entitled"Subdivision Map of Cedar Beach Park", completed September
15, 1926 by Otto W. Van Tuyl, Surveyor and filed in the Suffolk County Clerk's Office
on December 20, 1927 as Map No. 90, said premises being more particularly bounded
and described as follows:
BEGINNING at an iron pipe on the southwesterly line of a private road known as
"Lakeside Drive" at the northerly corner of Lot 53 and the northwesterly corner of Lot 54
as shown on"Map of Cedar Beach Park" filed in the Suffolk County Clerk's Office as
Map No. 90 and from said point of beginning;
RUNNING THENCE along said southwesterly line, South 89 degrees 01 minute 30
seconds East, a distance of 118.80 feet to land heretofore conveyed to James R. Schill
and wife;
THENCE along said land of Schill, South 83 degrees 39 minutes 30 seconds West, a
distance of 200.00 feet (deed) South 33 degrees 39 minutes 30 seconds West, a distance
of 212.43 feet (survey), more or less, to the edge of Stillwater Lake;
THENCE in a southwesterly direction along the edge of Stillwater Lake, the following
three courses:
1. North 77 degrees 18 minutes 42 seconds West, 29.41 feet;
2. South 60 degrees 18 minutes 06 seconds West, 110.47 feet;
3. South 67 degrees 35 minutes 10 seconds West,41.19 feet;
THENCE along said southeasterly line, North 33 degrees 39 minutes 30 seconds East, a
distance of 290.00 feet (deed) 291.72 feet(survey),more or less, to the point or place of
BEGINNING.
TOGETHER with an easement of ingress and egress from the above-mentioned premises
to the nearest public highway.
