&Geodetic Survey Triangulation Station"PROS",then,said point also being where the Northeasterly
side of land now or formerly of Fisher's Island Civic Association and Southwesterly side of the
premises described herein intersects the Northwesterly side of Crescent Avenue;
RUNNING THENCE North 51 degrees 04 minutes 40 seconds West,along the Northeasterly
side of lands now or formerly of Fisher's Island Civic Association 68.85 feet to land now or formerly
of Edith H.Anthoine;
THENCE along said land now or formerly of Edith H. Anthoine the following 3 courses and
distances:
1) North 28 degrees 45 minutes 20 seconds East,a distance of 27.13 feet;
2) North 25 degrees 54 minutes 40 seconds West,a distance of 28.93 feet;
3) North 40 degrees 21 minutes 00 seconds East, a distance of 50.37 feet, to land now or
formerly of C.B.Ferguson;
THENCE South 47 degrees 20 minutes 20 seconds East along said land now or formerly of
C.13.Ferguson,a distance of 69.83 feet,to the Northwesterly side of Crescent Avenue;
THENCE along the Northwesterly line of Crescent Avenue, South 20 degrees 06 minutes 40
seconds West a distance of 89.60 feet to the point or place of BEGINNING.
BEING the same premises conveyed to Jill Elizabeth Rogan by deed from Pamela Kip Herrick
dated September 25, 1997 and recorded October 9,1997 in the Suffolk County Clerk's Office,in Book
1]856 of Deeds at Page 379.
Jill Rogan died testate a resident of Suffolk County,New York on September 30,2022 and her
Will was duly probated by the Suffolk County Surrogate's Court and Letters Testamentary were issued
to Anne Priscilla Derieg on October 11,2023 and said letters are still in full force and effect.
TOGETHER with all right, title and interest, if any,of the party of the first pare in and to any
streets and roads abutting the above described premises to the center lines thereof
TOGETHER with the appurtenances, and also all the estate which the said decedent had at
the time of decedent's death in said premises, and also the estate therein, which the party of the first
part has or had power to convey or dispose of, whether individually, or by virtue of said Will or
otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the distributees or successors and assigns of the party of the second part.forever.
AND the party of the first part covenants that the parry of the first part has not done or su ffered
anything whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND,the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost ofthe improvement before using
any part o f the total of the same for any other purpose.
The word 'party"shall be construed as it if read 'parties"whenever the sense of the indenture so
requires.
