Please be advised that pursuant to Sections 1323 to 1332 of the
Suffolk County Charter, the above captioned application will not
be reviewed because of noncompliance with req,:trements for notice
and maps as stipulated in Informational Bulletin Mo. 8 of the
Suffolk County Planning Commission.
In light of the possible impact of this development on this
parcel a site development plan is r~quested.

Gentlemen:
This is to advise you that the following resolution
was passed by the Southold Town Planning Board at a
regular meeting held on July 30, 1973:
In the matter of the original petition of Harold W.
Wilsberg, relative to a change of zone from "A" Residential
and Agricultural zone to "M-l" Multiple Residence zone
on certain property situated at Orient, New York;
"IT WAS RESOLVED that the Southold Town Planning Board
recommend to the Southold Town Board denial of the change
of zone from "A" Residential and Agricultural District to
"M-I" Multiple Residence Zone on the above described
property."
It is the opinion of the Planning Board that this
proposed change of zone be denied because (1) the proposed
density of 135 units is too high for this location; (2) the
fresh water supply is precarious; (3) The Master Plan does
not call for any condominiums in Orient.

Such request is made for the following reasons~
The subject premises as presently zoned for single family
residential dwellings would require the division of <he land
into 40,000 square foot parcels, utilizing approximately 45.75
acres of the described parcel. Under such a plan of development
there woulJ be approximately 2.25 acres of open sp&ce~
Through a change of zone Co ~:M-I" ~ultiple Residence, and
by application of a clusterimg concept, it is proposed that con-
domtnium units be constructed utilizing approximately 6.19 acres
of total land for building purposes. Through this concept,
approximately 35.22 acre~ of the land would be devoted to open
space, with absolutelF no residen~ia] construction within a
min~num d~stance of 200 feet o/ any snore !ine~ Yhe balance
of acreage would beemployed for sewage treatment, roadways and
parking facilities. The uniqueness ~f the land and its geograph-
ical location ideally lends itsel~ to the condominium concept
of development.
It is proposed to eveptually const~ct 135 condominium units,
ma}[imum of two bedrooms per ~lnit, to be utilized~it is anticipate¢,
as l~n~ted a,d seasonal second dwellings. The benefits ~o follow
from the utilization ofthe land ~nder the condominium concept
are significant. Firstly, the major portion of ~edescrihed land
will be devoted to open space; the shore line area will remain
as open space not subject to cons~ructien of resid~tlal dwelling~;
increased tax benefits to the mu~lctpality; seasons] use of the
condo~nt~ unlts whlch will not lm~ir or require extenslon of
existing services; l~ositton of covenants and restrictions
llm[t[ng the ages of children so as not to impose undue hardship
upon existing area school facili~tes~ and finally, the development
of a ~ntque parcel of lm~d tn a proper a~d t~g~ native ~n~er.
