According to the NYSDEC the CEHA line is actually 10 feet in width on land. In order to move forward on this application without the requirement of a CEHA Permit the Board is requesting that the surveyor either update the survey to depict the 10 ft. wide CEHA line or submit a letter certifying that the line is correctly delineated on the survey and all bf the structures that are proposed are all located landward of said line. Another option is to move all structures further landward. The Board is also requesting that page PP1 of the site plan be updated to show the location of the abutting dwellings on either side of the proposed, and the distance of the closest proposed to existing bulkhead to be depicted on the plan. You may wait for your ZBA determination prior to submitting the requested revised plans in case that Board makes a determination that will require more revisions. This office will need four(4)revised stamped plans in order to proceed after the ZBA determination has been made. If a project requires a ZBA variance the applicant should proceed with the ZBA application/determination prior to this office rendering a determination. With that being said your application for Board of Trustee review is being postponed until the ZBA has rendered a determination and a copy of that determination is submitted to this office for the record. Due to the fact that this project is considered a demolition by Building Department's Town Code and there are some missing components to your written project description, once you have a determination from the ZBA we will need to discuss the revisions necessary on your project description for it to be considered complete.
