1460 The Strand LLC
Cantrell, Elizabeth From: Cantrell, Elizabeth Sent: Tuesday,January 30, 2024 10:02 AM To: 'Cole Environmental Services' Subject: 1460 The Strand LLC; SCTM# 1000-30-2-66 Good Morning, Regarding the above referenced application at this time it is considered incomplete and will not be placed on the February public hearing agenda. It appears the bluff stairs were rebuilt in 2021 to which as-built fees are now due ($1,250.00). Is the pool/,pool patio to be on-grade? There is no pool fencing depicted on the survey. There is no pool drywell or pool equipment area on the survey. The dimensions for each piece of the as-built bluff stairs are not depicted on the survey. Please list in the written out project description each piece of bluff stair(e.g. he top platform to LxW stairs to LxW middle platform to LxW stairs to...). When updating the survey you may want to consider showing a foot path (no wider than 4')from lawn to bluff stair through the non-turf buffer and add this into the written project description, unless the property owner feels a path is not necessary through the buffer. Not necessary but a designated path (stepping stones, gravel, etc.), should be part of the project if there is to be one. - A proposed pool within 100ft.from top of bluff requires a Zoning Board of Appeals Variance prior to the Board of Trustee review. Please apply to the Town Building Department letting them know that the application requires a ZBA variance prior to Trustees per our office for a pool within 100'from top of bluff. Please be sure to explain this to someone in their office otherwise if no one knows they may send you back the application because they see the bluff and think it may need Trustees first. Install a 15' wide non-turf buffer planted with native, non-fertilizer dependent vegetation landward of the top of the bluff. Legalization of the stairs down the bluff along with the existing platforms: 4'X 6' platform at top of stairs, 14'X 6' platform, 14'X 5' platform, and a 23'X 8' platform. Located: 1460 The Strand, East Marion. SCTM#30-2-66 Inspected by: John Stein, Maggie Merrill, Inga Van Eysden The CAC does Not Support the application because the proposed pool is too close to the top of the bluff, and the setbacks are not in compliance with Ch. 275. The last step on the beach stairs should be retractable and parallel to the shoreline.
