(GNCB) is the Engineer of Record for the screened porch addition to the Campbell Residence project under construction on Fishers Island, NY. The permit set of structural engineering drawings is dated January 24, 2022. This letter is to summarize the structural engineering scope of work that has been substantially completed. Photos of project work are included. On January 5, 2022, Roxanne Brown, GNCB, was on site with Lyle Bradley, Architect, of AR&T Architects, Boston, MA, to view the existing house framing and foundation piers. A follow up visit with Z& S Contracting, Inc., the General Contractor, on August 18, 2023 was to observe the progress of construction for the structural work. See below for Photos P-1 and P-2 of the existing house. Page 3 of 9 Foundation: The existing house foundation consists of spaced concrete piers. The new screened porch meets the south end of the existing house, and the existing deck on the east side. The screened porch is constructed on a square grid of piers, 4 piers in both directions. The porch footprint is about 20'-6" by 20'-6" at the foundation level. Although the drawings show the porch addition to be supported on concrete piers bearing on concrete footings, the mason requested to use concrete block units instead, rather than removing wood forms from concrete piers. This is acceptable. The bottom of the footings are at, or below frost depth, 3-feet below adjacent grade. The cells of the blocks are reinforced with rebar and filled with concrete. See Photo P-3. Page 4 of 9 Framing: The porch floor framing consists of 4 lines of continuous dropped beams spanning in the north/south direction at plan gridlines 1, 2, 3, and 4. Each beam is supported on a pier at the south end, 2 intermediate piers, and another pier at the north end. The beams are built-up members, (3x)-2x12's, pressure treated (PT) material. On site, the beams needed to be reduced in depth by about 1-inch in order for the new porch floor to match the existing deck elevation. This is acceptable. The beams are anchored to the top of the piers with angles. The deck joists span across the dropped beams. The deck joists are PT W's spaced at 16'-inches on center. There are 2-span and single span joists. Twist strap ties fasten the joists with the beams, as shown on the drawing sections. The porch floor boards are IPE species. F f ; fl. t.r r Photo P-5: Steel Frame at South End The south end of the screened porch is constructed with a steel frame to resist the lateral load due to wind. The steel frame was shop fabricated and delivered to the site by Stonington Steel, LLC of North Stonington, CT. The frame consists of a W10x26 steel beam at the floor level supported on, and anchored to the south end grid line of piers. Hollow structural section steel columns, HSS, are positioned at the 4 pier locations, bearing on top of the lower beam. An upper beam, M21, spans across the top of column level at the porch eave. Wood nailers are bolted to the steel to enable wood framing to be attached to steel. See Photos P-6 and P-7. Page 7 of 9 The screened porch is capped with a hip shaped roof, with a connector roof to span between the existing house roof with the porch. The roof framing consists of(2x)-2x12 hips. The rafters are 2x10's spaced at 16-inches on center. The rafters are sheathed with plywood. Ceiling joist framing laps with the rafters to form a tray ceiling. See Photos P-8, P-9 and P-10.
