INFORMATION SHEET INSTRUCTIONS FOR SUBMITTING ZONING ACTIONS Pursuant to Section 239 L & M of General Municipal Law Any person wishing to apply for amendments to the zoning ordinance; change of zone; special exceptions or special permits; variances to the zoning ordinance, whose property lays within 500 feet of: 1. All property owners within 500 feet of the boundary of the parcel which is subject to the zoning action shall be shown. Ali existing buildings within 200 feet of the boundary of the parcel which is subject to the zonirg action shall be shown and their use indicated. C. The parcel shall be described with accurate boundary data giving bearings and distances, and shall form a closed figure. D. Three copies of the map shall be submitted to the County Planning Commission with the notice and shall be considered part of the notice. (This is done by the Town agency concerned). E. Zoning classification of the surrounding area shall be shown. F. Name and address of person making map shah be shown. G Scale--Smallest scale permitted will be 1"=200 ft., scale shall be selected so as to insure clarity. H. Size--Maps shall be 8V2" x 1 I" or 11" x 17" when measured on the outer edges. There shall be a V2" border on all sides of the drawing. All maps shall have a locality sketch which may be copied from the local zoning map of recent date. J The name of applicant and his address shall be indicated on the map. K Line indicating the boundary of the jurisdiction of the Suffolk County Planning Commission shall be shown (this line shall be 500 feet when measured at right angles to and parallel with parcel to which zoning action has been considered). k. The nature of the zoning action shall be indicated. M. A suitable title shall be placed on the map for purposes of identifying the application. N. The Village and Town must be indicated in the title. O. North Point shall be indicated by an arrow P. All maps shall be prepared in a neat and professional manner. AIl maps will be checked by the staff of the Suffolk County Planning Commission and evidence of gross errors or inaccuracies will be cause for rejection. Rejection of a map will be considered lack of proper notification. R. Map requirements may be varied upon written approval of the Suffolk County Planning Commis- sion in those cases where unusual circumstances may arise, provided the request is submitted prior to the submission of notice to the commission. The subject property is a 5.58-acre parcel located on the north side of Main Road, 1214.37' east of Boisseau Avenue, Southold, also know as Suffolk County Tax Map # 1000-63-3-18.1. The southerly 200' of the property is located within the Hamlet Business (HB) District and the remainder of the property is within the Low Density Residential R-80 District. The requested rezoning pertains only to the portion of the property presently zoned R80. It is the intention of the applicant to develop the subject site into 3 lots. Proposed lots #2 and #3, presently within the HB zone, conform to the Bulk Schedule referenced in Chapter 100-92. It is anticipated that each of these properties will be utilized in a conforming manner. Proposed lot #1, located entirely within the R-80 zone, is primarily the subject of this request. We believe that the present zoning does not support the highest and best use of the property. Under the present zoning classification, the yield of the area identified as Lot #1 would be 2 lots of approximately 96,000 square feet each. We believe that 2+ acre lots in this location would not be highly desirable. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind this rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and affordable communities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. The subject property is located in a mixed-use area. The properties adjacent to the site are zoned HB and R-80. Within close proximity are Light Industrial (LI), General Business (B), Affordable Housing (AHD) District, and Low Density Residential (R-40) District. The area is serviced by the Suffolk County Water Authority and LIPA. No public sewer system is available. On-site septic systems will be designed to conform to Suffolk County Health Department standards. It is anticipated that the traffic generated by this project will not compromise the safety and capacity of the highway system in the area. Under the present zoning classification, the yield of the area identified as Lot #1 would be 2 lots of approximately 96,000 square feet each. We believe that 2+ acre lots in this location would not be highly desirable. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind thJs rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and affordable communities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. The subject property is located in a mixed-use area. The properties adjacent to the site are zoned HB and R-80. Within close proximity are Light Industrial (LI), General Business (B), Affordable Housing (AHD) District, and Low Density Residential (R-40) District. The area is serviced by the Suffolk County Water Authority and LIPA. No public sewer system is available. On-site septic systems will be designed to conform to Suffolk County Health Department standards. It is anticipated that the traffic generated by this project will not compromise the safety and capacity of the highway system in the area. The subject property is a 5.58-acre parcel located on the north side of Main Road, 1214.37' east of Boisseau Avenue, Southold, also know as Suffolk County Tax Map # 1000-63-3- 18.1. The southerly 200' of the property is located within the Hamlet Business (HB) District and the remainder of the property is within the Low Density Residential R-80 District. The requested rezoning pertains only to the portion of the property presently zoned RS0. It is the intention of the applicant to develop the subject site into 3 lots. Proposed lots #2 and #3, presently within the HB zone, conform to the Bulk Schedule referenced in Chapter 100-92. It is anticipated that each of these properties will be utilized in a conforming manner. Proposed lot #1, located entirely within the R-80 zone, is primarily the subject of this request. We believe that the present zoning does not support the highest and best use of the property. Under the present zoning classification, the yield of the area identified as Lot #1 would be 2 lots of approximately 96,000 square feet each. We believe that 2+ acre lots in this location would not be highly desirable. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind this rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and affordable communities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. The subject property is located in a mixed-use area. The properties adjacent to the site are zoned HB and R-80. Within close proximity are Light Industrial (LI), General Business lB), Affordable Housing (AHD) District, and Low Density Residential (R-40) District. The area is serviced by the Suffolk County Water Authority and LIPA. No public sewer system is available. On-site septic systems will be designed to conform to Suffolk County Health Department standards. It is anticipated that the traffic generated by this project will not compromise the safety and capacity of the street system in the area. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind this rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and affordable communities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. Under the present zoning classification, the yield of the area identified as Lot #1 would be 2 lots of approximately 96,000 square feet each. We believe that 2+ acre lots in this location would not be highly desirable. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind this rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and aTforclabl~ comrnu~ities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. The subject property is located in a mixed-use area. The properties adjacent to the site are zoned HB and R-80. Within close proximity are Light Industrial (LI), General Business (B), Affordable Housing (AHD) District, and Low Density Residential (R-40) District. The area is serviced by the Suffolk County Water Authority and LIPA. No public sewer system is available. On-site septic systems will be designed to conform to Suffolk County Health Department standards. It is anticipated that the traffic generated by this project will not compromise the safety and capacity of the highway system in the area. I[ is anticipated that each of these properties will be utilized in a conforming manner. Proposed lot #1, located entirely within the R-80 zone, is primarily the subject of this request. We believe that the present zoning does not support the highest and best use of the property. Under the present zoning classification, the yield of the area identified as Lot #1 would be 2 lots of approximately 96,000 square feet each. We believe that 2+ acre lots in this location would not be highly desirable. The factors that detract from the value of single-family home sites in this location are the very same factors that support the reasoning behind this rezoning request. The purpose of the proposed amendment to the zoning of the subject property is to allow the development of an 18-unit retirement community. The proposed development is to consist of 9 semidetached units. The proximity to the Southold "downtown" area, houses of worship and public transportation as well as the property's proximity to other retirement and affordable communities are all supporting factors to this request. Our demographic studies have concluded that there are a great number of area residents who are of or are approaching retirement age. It is the intention of the developer to market the units to members of the community who wish to retire, but not need to leave the area in search of an affordable home. The subject property is located in a mixed-use area. The properties adjacent to the site are zoned HB and R-80. Within close proximity are Light Industrial (LI), General Business (B), Affordable Housing (AHD) District, and Low Density Residential (R-40) District. The area is serviced by the Suffolk County Water Authority and LIPA. No public sewer system is available. On-site septic systems will be designed to conform to Suffolk County Health Department standards. It is anticipated that the traffic generated by this project will not compromise the safety and capacity of the highway system in the area.
