It is inconsistent with the Town of Southold Development Plan which designates this area for agricultural-single family residence de- velopment; 2. It constitutes the unwarranted encroachment of business zoning in- to a Residence District; 3. It would tend to establish a precedent for further deep lot down- zonings in the locale along Hiddle Road (C.R. 48) adversely affect- ing the safety and traffic carrying capacity of said facility. 4.
