Inslructions 11 PART III Oyster Farm Associates Impact on Land The proposed action will result in a physical change to the project site. Construction is proposed in a designated floodway, Flood Zone A7. This cannot be mitigated by project change since the entire site is in the A7 Flood Zone. Construction will continue for more than one year, which may be mitigated by a project modification. Construction and dredging will impact land form. Impact on Water The proposed action will affect an existing, non-protected body of water. Dredging and enlarging the existing man-made basin will create potentially large impacts which may be mitigated by a project modification. NYSDEC, US ACE, and NYSDOS approvals will be needed. The proposed action will affect surface or groundwater quality or quantity. The action will require approval from either the Suffolk County Department of Health Services or the Village of Greenport (if public water is proposed). Approval from this agency is necessary in order to determine the yield for the site for the motel proposal. This action will likely cause siltation or other discharge into an existing body of water that there will be an obvious visual contrast to natural conditions. This may be mitigated by a project modification. The action will allow residential uses, the motel, in an area without water or sewer. Proposed action will alter drainage flow and surface water runoff by creating more imperious surfaces since the entire site is proposed for improvement. The development will also take place in a designated floodway as noted previously. Impact on Aesthetic Resources The project will affect aesthetic resources since there will be elimination of significant views from Shipyard Lane to the Bay. This impact may be mitigated by project modifications. Impact on TransDortation There will be an effect to existing transportation systems which will result in major traffic problems. The site has only one access road available to the site, Shipyard Lane. This road is an existing road through a residential neighborhood. This may be mitigated by modifications to the project. Impact on Growth and Character of Community or Neiqhborhood This proposal will cause a density in the land use and create a demand for community services. These impacts could be mitigated by project modifications. This proposal will also set an important precedent for future projects. P. O.
