By Or,er of Southold Town Board Dated= February 3. ~971. Town of Southokd To the Southold Town Board The Southold Unit of the League of Women Voters is firmly opposed to any further strip-zoning, spot zoning, or expansion of business or commerical zoning into areas now zoned agricultural- residential. In addition, we believe that no more zoning changes for any reason should be granted until the Town's Development Plan is accepted by the Town Board. We believe that the public deserves to be protected against creeping down-zoning. This protection is clearly spelled out in the Southold To~rn Development Plan and the Bi-County Plan. 1, By c..hsng~ng from "A" Residential snd Agricultural ... District ~o 'B-Z" Business S~F~OLK. The Planning Board makes this recommendation on the basis of the following: 1. This property is only . from an existing business zone. 2. There is business zoning on all four corners of the nearby intersection. 3. The Planning Board feels that if we are not allowing business zoning on County Road 27, we should have business areas avail- able on Route 25. Respectfully submitted, ckham, Chairman JW/bn Southold Town Planning Board T~ 0 ~LI~mI~T ~. I~IOHMONO T~L~PHO~ REGISTRAR OF VITAL STATISTICS SOUTHDLD, L. I., N. (2.u..t.c~13.o.g.u.e. ,..IN.e..w..Y..o.r..k.,.. and more particularly bounded and described as follows: ALL that certain plot, piece or parcel of vacant land, situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the northerly line of Main Road at the southerly corner of land now or formerly of Z. Rysko which point is also the easterly corner of the parcel herein described; running thence along the said northerly line of Main Road South 43° 44' 40" West 250.00 feet to land of Dickson; running thence along said last mentioned land North 42° 24' 00" West 273.07 feet to land of Traube; running thence along said last mentioned land North 43° 15' 10" East 246.85 feet to the said land of Z. Rysko; running thence along said last mentioned land South 43° 05' 20" East 275.00 feet to the said northerly line of Main Road at the point of BEGINNING. 2. I do hereby petition the Toxvn Board of the Town of Southold to change, modify and amend the Building Zone Ordinance of the Town of Southold, Suffolk County, New York, including the Building Zone Maps heretofore made a part thereof, as follows: By changing the zoning of this parcel from "A" residential to "B-2". 3. Such request is made for the following reasons: The existing zoning classifications at the intersection of Cox's Lane with Main Road and at the intersection of Eugene's Road with the Main Road permit business and gasoline station operations. These commercial uses affect the subject parcel of the petitioners herein by rendering it unsuitable for any use permitted under the "A" residential zoning regulations of the Southold Town ordinance. An amendment to the zoning ordinance permitting the business use on the subject parcel would be in harmony with the present developmental trend in the immediate area and would make the subject parcel available for a use compatible with others in the neighborhood. It is the opinion of your petitioners that it would not be reasonable that the use of the subject parcel be restricted to a residential use only. (n. S.) ................
