Wq are writin~ to express our opposition tn the proposed "¢]arr
,'undo-Vineyard Swap". We are against the rezoning of Cart's
Elijah's Lane, Mattituck property For reasons that include:
The land is located in one of the last remaininE agricultural
areas r~l Soutbold Town. It is within the proposed "green belt"
of the r4aster Plan. If 131 housing units are built, ]'t would
not only subvert the P,q~ster Plan beFnre ir, can be impJ.~mented,
hut it. would ruin a ]argq l, rsck of our prpq'ious farmlm,d. Note:
ertain nearby properties ;.ave been purchased by ~he County under
th~ Farm Lm~d lreservation Ant. Southo.ld To~ 5s now at the cross-
r~mds ~w,d projects such as t}qis lead us d~,wn the l~es of the bed-
room c~,mmunit~es el Nassau snd western Suffolk Counties.
While m~r rna jot concern is the loss of Farmland, we would also
like tn mention the following issues:
','Inter Supply: Uow will the water 'table be affected by 131 hous-
~u~ units. 19 there sufficient available ~round water to support
s-ch dovelopment (estimated usa<e 5. s 29,250 gals. per clay) and
h~w wit! it effect the underground water supply to the surround-
lng area. Hor'Lhside l!li. jah's be. residents need carbon filters
For wails an the Temik levels exceed NYS limits.
Traffic Flow: Oregon Rd. and E]_ijah's La. are narrow, crovmed
and poorly drained roads. The estimated additional 520 vehicular
trips per hour would severely decrease thn efficiency of these
roads. Also, would it be necessary to install a traffic light
at tho ~ni. arsection of Elljab's La. and County Rd.
[.'[re lk'oteetion: ~s th~ Matt.ituck Fire Dept. ~quipped to pro-
~oct ~3~ additional units or m~ld new equipment have to be porchased.
Schools: la Lhe N~ttit~ck:-CuLchogue School D~s'tric! prepared
accommodate $ puss] ble ~ncrease of 200 or more students or would
new b,,lldin~s have to be built and exira faculty hired.
Solid Waste DJsposal~ Ts the f;outhold Tov~ landfill prepared
accept household waste f~eneral;ed by an sddltional 1]1 units.
~eed, ~.ast but not least, let's consider if the need for 't~ese
hmmi~w, units is really present. There are already olher develop-
mont projects starL~d in the 'ro~ that remain unfinished.
Tqg]Jen mmh a~ i'.hene must ali. be considerod before such a large

It h~s come to our attention that there has b~en an
spvlicstion for a zoning chsnce on ions on Elijah's Lane in
~-~attituck. ['r. 2ichard Cart, sp~licsnt, ¥~ould like to change
the aTricultural zone on 115.6 acres to ~.~-!i~ht multiple zoning.
He oroposes to build 131 homes on this acreage.
We ere vehemently opposed to such a chanfe in the zoning.
This piece of land is in the middle of Southold Tov;n's larjest
agricultural district. It is even deemed as such on the
~ro~osed master plen. If you let in one housing development,
thet ooens the doer for the remsining f~rm ecres to be re-zoned.
It is vital to Scuthold Town to retain its rural stmcsphere.
We ask that you please veto the spnlication for a zoning chsnge.
Cne hundred thirty-one homes on one hundred fifteen acres is
just raping the lend.
Sincerely,
