This is to certify t-hat the following action was taken by
the Southold Town Planning Board at its meeting on July 6, 1960:
In the matter of the petition of Stephen Hornick, 119 Holiday
Boulevard, Center Moriches, for a change of zone from "A" Resi-
dential and Agricultural District to "M" Multiple Residence District
on certain real property situated at Skippers Lane, Orient, and more
particularly bounded and described as follows: It is 66 ft. on the
north by land now or formerly of Alfred Luce, (said land seems to be
now owned by E. H. Groenke according to this map) 179.24 feet on the
east by land now or formerly of Phoebe Way; 66 ft. on the south by
Skippers Lane, formerly State Street; and 178.87 feet on the west by
land now or formerly of Andrew Asch. Map of land of Stephen Hornick
at Orient by Otto W. Van Tuyl & Son dated May 11, 1960; it is hereby
RESOLVED that the Planning Board is unwilling to recommend this
change of zone from "A" Residential and Agricultural District to "M"
Multiple Residence District on rhea fore mentioned property.
It is our belief this will not meet with the requirements for
a Multiple Residence District and we are not willing to recommend
it.

Dear Mrs. Hornick:
I was out to Skippers Lane, Orient, yesterday and inspected your
property. There are two items that must be taken care of before we
could approve the use of the house as a multiple residence.
The first and most important item is that of the well location.
As it now exists the well is much too close to the cesspools for us
to approve it as a safe supply. Therefore, we would require you to
relocate the well near the front of your property so as to provide at
least a 100 foot distance between well and cesspool. The well must
also be installed to meet our other requirements as spelled out on
the bulletin enclosed.
The second item concerns the cesspools. I feel that a third
poolis necessary to handle the increased flow that will occur.
Again you will find a bulletin enclosed with a diagrmm of the cesspool
marked in red. If you add a pool of this size your sewage disposal
system should be adequate.
If you agree to install the new well and additional pool,
please draw up a sketch of the property~d show the location of the
new well and third pool with all the pertinent dimensions. A cross
section of the cesspool as shown in the bulletin should also be on
the drawing. Submit three copies of this drawing and it will be
stamped and returned to you.
When the necessary work has been completed we will inspect it
and then issue our approval.
If we can be of any additional assistance to you feel free to
call on us.

Reference is imade to your petition for a change of
zone on certain real property situated at Skippers Lane,
Orient, New York.
The Southold Town Planning Board is not willing to
recomend this change for use as a four family residence.
It ~s believed the County Department of Health will not
approve an application for this use since the house is too
small and the lot is too small.
It is the suggestion of the Planning Board that you
consider altering your plans somew~mt and consult with the
Health Department before going ahead any ~urther. After you
consult with them and have reached some definite agreement
we shall be happy to consider your application further.
