This is to advise you that the following resolution was passed
by the Southold Town Planning Board at a regular meeting held on
December 28, 1970:
In the matter of the original petition of Anna C. Hansen,
Mattituck, New York, relative to a change of zone from "A"
Residential and Agricultural District to "M" Multiple Residence
District on PARCEL ~ and from "A" Residential and Agricultural
District to "B" Business District on PARCEL II, property located
at north side of Mill Road, Mattituck~ New York:
IT WAS RESOLVED that the $outhold Town Planning Board hereby
confirms their original recommendation with the following additional
recommendations on the above described proposed change of zGne:
It is recommended that this proposed project meet all of the
requirements of the proposed new amendments to the Zoning Ordinance,
including the density requirements.
It is also recommended that the meadow island be left in a
natural state and we are including in this recommendation~ a sketch
which appears reasonable to the Planning Board shewing finger piers
on the east side of the island and a minimum 50ft. roadway and 100
ft. turn-around.

We strongly recommend the proposed location of the gas dock
be changed to either the north or south extremity of the meadow
island.

It is intemded that Parcel I will be developed as outlined in the
development plan marked Exhibit B, which is attached hereto and made
a part hereof. As seen from this plan the present structures on the
land will be razed and two attractive Motel Buildings sad a Pool g_rea
will be constructed. The proposed layout will leave ample space for
parking and other amenities such as; landscaping, wooded walks and
recreation areas. This parcel is primarily wood-land and the only
trees that would be removed are those necessary to complete construction
so as to preserve the natural beauty of the area, provide privacy to
the Motel and serve as a buffer area for the surrounding properties.
This parcel is ideal for the proposed use because its location will be
an asset to the anticipated development of Southold To~rn, and the area
is well suited for a tourist sad resort business because of its prox-
imity to Mattituck Creek.
The Northerly and Westerly boundaries of the property are adjacent to
the land of Krupski. The Krupski parcel is presently being used for
agricultural purposes upon which there is located potato storage barns
approximately ~00 feet distent from the Easterly boundary of your

The property is bounded on the South by Mill Road. To the South across
Mill Roam is vacant woodland, which the proposed development pl~ will
not inter£er. The property is bounded on the West by other land of
Anna C. H~,sen which is included in this application as Parcel II, mud
which application is being aoncurrently maae to change that zone to a
"B" Business District for the development of a marina and associated
facilities.
Parcel I and Parcel II would be develope~ at the same time and woulm
serve to encourage tourists to the areal thereby substantially increas-
ing Vhe volume of business to local merchants. By developing this
property as proposed it will preserve the natural beauty of this area,
increase the assessed valuation of the ianm and provide a needed facility
to the western portion of Southold Town. As a result the public con-
venience arid welfare of the Town will be served both at the present
and in the future.
PAi~CEL II
It is intenmed that Parcel II will be developed in conjunction with
Parcel I as showm on the development plan marked Exhibit B.
As seen from the Development Plan extensive construction will have to
be performed in order to transform this low marshy meadow-land into
an attractive marine with all the necessary facilities. When completed
this facility will be one of the finest on Eastern Long Island and a
tremendous asset to the Town of Southold~ in attracting boating enthu-
siasts and[ tourists as well as substantially increasing the tax revenue
to the Tov~ without the usual corresponding overburdening of the School,
Fire and Police facilities.
The location is well suited for this purpose because the general char-
acter of the area along Mattituck Creek is of a tourist and business
atmosphere. The property is bo~ndea on the South by ?iill Road. To
the South across Mill Road on the Easterly side of Mattituck Creek is
meadowland and an anea where Tourist cottages are located, which is
presently zoned as "B" Business District. The property is bounded on
The Southwest by other land of Anna C. Hansen which comprises a low-
lying meadowland and is also zoned "B" Business. On the Northerly side
of ?~11 Roam, on the East side of Mattituck Creek there is a parcel of
lama now or formerly of Dwyer on which there is locatem a house, however,
this land also lies in a "B" Business District. The property is bour~ded
on The West by Mattituck Creek, immediately to the Wes~ across the Creek
the land is zoned "B" Business and upon which there is located; Mattituck
Inlet Marina and Shipyard, Old Mill Ion, The Anchor Inn with some tourist
cabins, Naugles Dock with its Marina facilities. In addition several
commercial fishing lobster and charter boats utilize this area fcr docking
and storage. To the North, the property is bounded by l~mm of O'Keefe
which is low-lying meadowland and is Zonem "A" Agricultural and Resid-
ential. At the present time this property isn't suited ~or Residential
development because of the extensive fill and bulk-heading that would have
to be accomplishem. Parcel II is bounded on the East by other land of
Anna C. Hansen which application is presently bein~ mame to change to a
"M" Multiple Residence Zone to be developem simultaneously with this
parcel.
