release unto the party of the second part,the heirs or successors and assigns of the party of the

2004 made by Albert Ratti and Janice Ratti and recorded in the Office of the Clerk of Suffolk

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises.
TO HAVE AND TO HOLD,the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the costs of
the improvement and will apply the some first to the payment of the cost of the improvement
before using any part of the total of the some for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the first part is seized of the said premises in The simple,and
has good right to convey the same;
SECOND That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from encumbrances,except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary

FIFTH. That said party of the first part will forever warrant the title to said premises.

All that certain plot,place or parcel of land,with the building and Improvements
thereon erected, situate,lying and being at Mattituck,in the Town of Southold;
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the southeasterly side of a 20 foot right of
way,distant northeasterly
the following three courses and Aistances from an Iron pipe set at the comer
formed by the Intersection of the southeasterly side of said right of way(being 30
feet wide at this point)and the northeasterly side of Westphalia Road(said Iron
pipe also being set at the southwesterly comer of land conveyed by Jennie Wells
Lester to Robert Arthur Hawkins and Mary Emma Hawkins, his wife by Deed
dated October 19, 1963 and recorded in the Office of the Clerk of the County of
Suffolk on October 24, 1963 in Liber 5439 of conveyances at page 389,when
measured along the southeasterly side of said right of way:
(1) North 35 degrees 07' 30" East, 100.00 feet to an Iron pipe;
(2)North 48 degrees 45' 10" East, 103.38 feet to an iron pipe;
(3) North 59 degrees 37' 30" East, 130.00 feet to an Iron pipe at the point
or place of BEGINNING.
RUNNING thence from said point of beginning and along the southeasterly and
southeasterly side of said right of way 20 feet wide,the following two courses
and distances:
(1) North 59 degrees 37'30" East, 131.23 feet to an iron pipe;
(2) North 82 degrees 37'30" East, 56.13 feet to an iron pipe and land
now or formerly of Avignon;
THENCE South 44 degrees 35'40" East along said last mentioned land, 104.70
feet to an Iron pipe and land now or formerly of Pope;
THENCE South 45 degrees 58'20"West along said last mentioned land, 185.00
feet to an Iron pipe and land now or formerly of Hawkins;
THENCE North 40 degrees 10'00"West along said last mentioned land, 169.57
feet to the iron pipe
on the southeasterly side of the right of way 20 feet wide at the point or place of
BEGINNING.
TOGETHER with an easement in common with others over said 20 foot right of
way from the northwesterly comer of said premises to Westphalis Road,said
