WITNESSETH, that the party of the first part, in consideration of ten and no/100 dollars ($10.00) paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, and in the normal course of business of
and with the full consent of the Grantor,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being in the See Schedule A attached hereto and made a part hereof.
Being and intended to be the same premises conveyed to the grantor herein by deed dated 8/31/23
recorded 10/31/23 in LIBER 13223, PAGE 813 in the Office of the Clerk of the County of Suffolk, State of
New York..
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurte-
nances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and as-
signs of the party of the second part forever. This conveyance is made with the consent of the members
of the Grantor and within the normal course of business of the entity.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. The word "party" shall be construed as if it read "parties" when ever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, Town-of Southold, County of Suffolk,
State of New York, known and designated as Block No 1, Lot 10, as shown on a certain map entitled, "Map of Beixedon
Estates,Town of Southold, Suffolk County, NY, Property Grace R. Nickles, formerly Grace Rogers Debeixedon, made by
Otto W. VanTuyl, Licensed Surveyor, and filed in the Suffolk County Clerk's Office on March 16, 1946, as Map No. 1472,
said lot being bounded and described as follows:
BEGINNING at a stake on the westerly side of Arshamomaque Avenue distant 575.90 feet southerly from the corner
formed by the intersection of the westerly side of Arshamomaque Avenue and the southerly side of Main Road, said point
also being where the division line between Lots 9 and 10 on the aforementioned map intersects the westerly side of
Arshamomaque Avenue;
RUNNING THENCE along the westerly side of Arshamomaque Avenue, South 13 degrees 59 minutes 00 seconds West,
80.04 feet to a stake and the division line between Lots 10 and 11;
THENCE along said division line, South 83 degrees 20 minutes 10 seconds West, 144.00 feet to a stake and the division
line between Lots 10 and 20;
THENCE along said last mentioned division line, North 03 degrees 39 minutes 50 seconds West, 75.00 feet to a stake and
the division line between Lots 9 and 10,
THENCE along said last mentioned division line, North 83 degrees 20 minutes 10 seconds East, 168.30 feet to stake at
the westerly side of Arshamomaque Avenue, the point or place of BEGINNING.
TOGETHER with the right to pass over the roads, streets and avenues as shown on the map, and the right in common

respectively, solely for recreation and not for commercial purposes.
