The minutes for the meeting of January 9,2025 were approved. Introduction• All applicants will give a presentation consisting of drawings,exterior materials samples and other information required by the Planning Department to the Committee. The Committee will ask questions and make suggestions as part of a general discussion with each applicant. Final recommendations from the ARC will be presented to the Planning Board in the ARC Meeting Minutes,and be made part of the Planning file for that application. The Planning Board will consider these recommendations,together with all comments from other agencies,and provide the applicant with a comprehensive written list of its requested revisions. Member Discussion: After over 20 years of service as a member of the Architectural Review Committee,Chairperson Elizabeth Thompson is stepping down and retiring. Meryl Kramer has been gracious enough to accept the position of Chairperson for the Committee. New Site Plan A lication: North Fork Viticulture Services Agricultural Barn SCTM#: 1000-102-4-6.1 This proposed construction of a 7,000sq.ft. agricultural storage building(no basement),located on 22.8 acres of farmland with Development Rights held by Southold Town in the AC Zoning District. Constantine Rigas,Architect and Town Planner Brian Cummings presented the proposed site plan and design drawings for the Committee's review. Following the presentation,the Committee members discussed the project with the applicant and have the following recommendations. The applicant indicated that these were the intentions: • White cedar shingle siding • White cedar clad overhead doors Page 1of2 • A gray metal roof finish. • Use the same gray clad color that is for the roof on the windows. • Half round gutters and leaders to drywells were not depicted on the plans and should be installed. • Planting shade trees in each corner of the pasture fencing on the south side of the property (e.g. sycamore,oak,linden). • The Committee is confirming that there will be no exterior lighting on this property. This project is approved as noted. Follow-Uv Site Plan Application: Old Sound Winery SCTM#1000-122:2-8.1 &24.4 This Site Plan is for the proposed 4,800 sq. ft.winery with a tasting room and basement storage, preserving an existing greenhouse and barn/potting shed,and repurposing a historic blacksmith shop for storage. The plan includes 29 parking stalls,pedestrian access to the winery,a building envelope for a future farmhouse,and designated areas for agricultural plantings. After Re- subdivision,the 12.59-acre parcel spans R-40 (±0.74 acres) and R-80 (±11.85 acres) Zoning Districts. Anthony Martignetti,Property Owner,Chris Dwyer of L.K. McLean Associates,and Town Planner Brian Cummings presented the proposed site plan and design drawings for the Committee's review. This application was reviewed originally during the Committee's March 6,2025 meeting,however, there were no professional plans submitted for the Committee to review. Due to the lack of information submitted for the March meeting the Committee did not make any comments at that time. Following the presentation,the Committee members discussed the project with the applicant and have the following recommendations: • Unfinished red cedar wood center-match vertical board siding is proposed on the building. • The sash on the glass door panels look heavy compared to the narrow window sashes. • Eliminate the transom window above the doors and make the doors taller to align with the window head heights throughout. • Realign the second-floor dormer to be centered relative to the window and door groupings below and preferably larger to compliment the proposed structure. • The concrete knee wall section at the ramp that is above ground to be made of wood. • The Committee would like to see the proposed stone/tile/other to be used on the outdoor patio area. • The Committee would like to see Dark Sky compliant lighting site plan. • As the Committee still considered this project and the site plans preliminary,the Committee would like the applicant to return with the requested information for further review. qEa bet .Cantrell, A.R.C.Secretary Page 2 of 2
