Richmond, Town Clerk Town of Southold Main Road Southold, New York 11971 Re: Application of Case Brothers for a pro- posed change of zone from "A" Residence and Agricultural to "M-I" District, Town of Southold {SD - 70 - ia) Dear Mr. Richmond: The Suffolk County Planning Commission has deemed the above cap- tioned zoning action a matter for local determination. It must be pointed out, however, that the rezoning of the entire estate, especially that portion running from behind the Horton parcel {15 ft. strip) to Cedars Road, is somewhat undesirable. This is because of the parcel configuration, being further removed from the Cutchogue Business District, the idea of apartments surrounding the residential units on New Suffolk Avenue, and its possible effect on the zoning sta- bility of the surrounding area, particularly the County road. Consideration might be given to the possible use of the northern, portion of the Gblf Course rather than the southern portion of the Case Estate. It is not consistent with the pattern of zoning in the area and therefore must be considered as "spot zoning". 3. It would set a precedent for further downzonings along the County Road. 4.
