to Public Hearing as heretofore scheduled.

TO AMEND ZONING ORDINANCE
Pursuant to Section 265 of the Town Law and Requirements of
the Building Zone Ordinance of the Town of Southold, Suffolk
County, New York, public hearing will be held by the Southold
Town Board in the Office of the Supervisor, 16 South Street,
iGreenport, New York, in said Town on the 30th day of July, 1974,
on the following proposal to amend the Building Zone Ordinance
(including the Building Zone Maps) of the Town of Southold,
Suffolk County, New York.
7:30 P.M. (E.D.$.T.) by changing from "A" Residential and
.Agricultural District to "C" Light Industrial District the
iproperty of Werner L. Adel, Jr. situated at Mattituck, Town of
ISouthold, and more particularly bounded and described as follows:
All that certain plot, piece or parcel of land, situate,
Ilying and being at Mattituck, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at the corner formed by the intersection of the
easterly side of Elijah's Lane with the northerly side of Main
Road (N.Y.S. Route 25); and running thence along the easterly
iside of Elijah's Lane North 25° 11' 20" west 500 feet to a point
running thence North 88° 01' 20" East 708.84 feet to lands of
M. Suter; -running thence along said land of M. Suter South 26°
19' 20" East 600 feet to the northerly side of Main Road;
Irunning thence along the northerly side of Main Road North 85°

Dear Mr. Richmond:
Pursuant to the requirements of Sections 1323 to 1332 of the Suffolk County
Charter, the Suffolk County Planning Con~nission on June 5, 1974 reviewed the above
captioned zoning action and after due study and deliberation did take the follow-
ing action disapproving this change of zone:
Be It Resolved, that the above captioned change of zone is disapproved for the
following reasons:
1. It is inconsistent with the Town Mmster Plan which designates this area
for residential development;
2. It constitutes the unwarranted perpetuation of industrial zoning along
Rte. 25;
3. It would tend to establish a precedent for further downzonings in the
locale and along Rte. 25 adversely affecting the safety and traffic carrying
capacity of said facility; and
4. There appears to be ample vacant business and industrial zoned land to
the west of the premises in Mattituck which would allow the establishment of the
contemplated use (s).

Gentlemen:
This is to inform you that the following action was taken
by the Southold Tow~ Planning Board at a regular meeting held
May 15, 1974.
On motion made by Mr. Raynor, seconded by Mr. Moisa, it
was
RESOLVED that the Southold Town Planning Board recommend
denial of the application of Werner Adel, Jr. for a change of
zone on certain property situated at Mattituck, New York, from
"A" Residential and Agricultural District to "C" Light
Industrial District.
The £ollowing reasons are given for this recommendation:
1. Nonconformity with the Southold Town Development Plan.
2. The explanation of property use is not compatible with
the requested class of zone change.
3. The acreage is excessive for the proposed type of use
for the property.
4. There is existing commercial property in the Town which
is already shown on the Southold Town Development Plan but not
yet developed.
Vote of the Board: Ayes: Messrs. Wick_ham, Moisa, Ray-nor,
Coyle and Grebe.
