THIS INDENTURE, made the 16th day of February two thousand and twenty-five,

HARRY PANTELIDES and MICHELLE E. PANTELIDES, husband and wife, both

WITNESSETH,

WHEREAS, upon filing of a deed dated May 18, 1993, and recorded in the Office of the
Suffolk County Clerk on June 8, 1993 in Liber 11632 p. 143 by operation of the Town of
Southold Merger Law as set forth in Article II, Sections 280-9, 280-10, 280-11 of the Southold
Town Zoning Code, the Town of Southold merged and consolidated the above referenced parcels
into a single, unified lot of real property;
NOW, THEREFORE, the Grantor(s) for good and valuable consideration, the receipt of
which is hereby acknowledged, does hereby merge, combine, and consolidate the parcels
described as SCTM 1000-051.00-03.00-002.006 and SCTM 1000-051.00-03.00-002.011 into a
single lot of real property and all rights, title, and interest therein are hereby merged and
conveyed to the Grantee(s),
Description of Merged Property: The real property hereby merged consists of the
following two parcels:

The merger of these parcels results in a single, unified parcel with the combined dimensions and
characteristics of the two properties described above. The property is located in Southold,
Suffolk County, New York, is identified as SCTM 1000-051.00-03.00-002.016 and is more

reference herein.

BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by
deed dated October 16, 2015 and recorded in the Office of the Suffolk County Clerk on October
28, 2015 in Liber 12838 p. 465.
Grantor(s) hereby covenant(s) and agree(s) that:
1. This deed shall not be effective unless and until recorded in the Suffolk County Clerk's
office.
2. This merger shall take effect upon the recording of this deed, and the resulting merged
property shall be subject to all applicable zoning regulations, local ordinances, and laws.
3. All other rights, obligations, and easements pertaining to each parcel prior to the merger
shall remain in effect unless otherwise modified by the parties.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
