THIS INDENTURE, made the 19th day of December, two thousand and twenty four

11/10/20 in the Office of the Clerk of Suffolk County in Liber 13077 Page 563.
TOGETHER with all right, title and interest, if any, of the party of the first party in and
to any streets and roads abutting the above described premises to the center lines

TOGETHER with the appurtenances and all the estate and rights of the party of the

granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.

Oaklawn Avenue;
RUNNING THENCE along the Easterly side of Oaklawn Avenue North 10 degrees 58 minutes 20 seconds East 124.82
feet to the lands now or formerly of Charles D. Hardy,
THENCE along the aforementioned lands North 81 degrees 32 minutes 50 seconds East 166.24 feet to the lands now or
formerly of Daniel and Eileen O'Brien;
THENCE along the lands now or formerly of Daniel and Eileen O'Brien South 6 degrees 25 minutes 20 seconds East
125.00 feet to the Northerly side of Pine Neck Road,
THENCE along the Northerly side of Pine Neck Road South 83 degrees 34 minutes 40 seconds West 203.45 feet to the
Easterly side of Oaklawn Avenue, the point or place of BEGINNING.

covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any party of
the total of the same for any other purpose.
The word "party" shall be construed as if it read 'parties" whenever the sense of this
indenture so requires.
