THIS INDENTURE, made the 8`h day of January,Two Thousand and Twenty-Five

and JOSE P. PIRIR-COTZOJAY, having an address of 4213 Middle Country Road, Calverton,
New York 11933, party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon crested,
situate, lying and being in the County of Suffolk, State of New York, bounded and described as

Being and intended to be the same premises conveyed to the parry of the first part by deed dated
09J02/2021 recorded 11/01/2021 in Liber 13127 Page 218 in the Office of the Clerk of the County
of Suffolk.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever. AND the party of the first part
covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in
compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties".whenever the sense of this indenture so

Town of Southold, County of Suffolk and State of New York, known and designated as.Lot
No. 13 as shown and designated on Map of Rosewood Estates, filed in the Suffolk County
Clerk's Office on January 24, 1969 as Map No. 5240, bounded and described as follows:
BEGINNING at a point of the Southwesterly side of Rosewood Drive at the division line
between Lot No. 13 and Lot No. 11 as shown on the above mentioned map;
RUNNING THENCE South 57 degrees 33 minutes 10 seconds West 174.10 feet along
said division line to the Northeasterly side of land now or formerly of Signature Five Loan
Trust;
THENCE North 23 degrees 03 minutes 40 seconds West 115.01 feet to the division line
between Lot 13 and Lot 15;
THENCE North 67 degrees 33 minutes 10 seconds East 175.33 feet to the Southwesterly
side of Rosewood Drive;
THENCE South 22 degrees 26 minutes 50 seconds East 115.00 feet along the
Southwesterly side of Rosewood Drive to the point or place of BEGINNING.
