The public had access to view and listen to the meeting as it was happening via Zoom. However, this meeting was not a public hearing and no testimony was solicited or received. Present were: Leslie Kanes Weisman, Chairperson Elizabeth Sakarellos, Sr. Office Assistant Nicholas Planamento, Vice Chair Kim Fuentes, Board Assistant Patricia Acampora, Member Julie McGivney, Assistant Town Attorney Rob Lehnert, Member Margaret Steinbugler, Member 4:40 P.M. Chairperson Weisman opened the meeting in order to call for Executive Session. Vote of the Board: Ayes: Member Weisman (Chairperson), Planamento, Acampora, Lehnert and Steinbugler. This Resolution was duly adopted 5-0). EXECUTIVE SESSION: 4:40 P.M. Motion was offered by Chairperson Weisman, seconded by Member Planamento to enter into Executive Session in order to receive Attorney Advice. Vote of the Board: Ayes: Members Weisman(Chairperson), Lehnert, Planamento, Acampora, and Steinbu ler. This Resolution was duly adopted 5-0). 5:40 P.M. Motion was offered by Chairperson Weisman, seconded by Member Acampora to exit Executive Session. Vote of the Board: Ayes: Members Weisman(Chairperson), Lehnert, Planamento, Acampora and Steinbugler. Discuss Extensions, Amendments, and De Minimus requests. POSSIBLE RESOLUTIONS TO CLOSE/ADJOURN THE FOLLOWING HEARINGS: GAL AND NOGA OHAYON#7982—Request for Variances from Article III, Section 280-15; Article XXIII, Section 280-124; and the Building Inspector's July 2, 2024 Notice of Disapproval based on an application for a permit to Amend the current construction of an accessory garage and to construct a covered front porch attached to a single family dwelling; at 1) accessory garage located in area other than the code required rear yard; 2) construction located less than the code required minimum front yard setback of 35 feet; 3)more than the code permitted maximum lot coverage of 20%; located at: 745 Gagens Landing Road, Southold,NY. SCTM No. 1000-70- 10-32. RESOLUTION: A motion was offered by Chairperson Weisman, seconded by Member Steinbugler to ADJOURN HEARING TO MARCH 6, 2025. Vote of the Board: Ayes: All. This Resolution was duly adopted 5-0Z JACQUELINE KASSMAN#7985—Request for Variances from Article XXIII, Section 280-124; Article XXXVI, Section 280-207; and the Building Inspector's August 16, 2024, Amended September 3, 2024 Notice of Disapproval based on an application for a permit to demolish an existing accessory structure and to construct a new single family dwelling, an accessory garage and an accessory in-ground swimming pool; at 1) more than the code permitted maximum lot coverage of 20%; 2) gross floor area exceeding permitted maximum square footage for lot containing up to 20,000 square feet in area; located at: 155 Tall Wood Lane, Mattituck, NY. SCTM No. 1000-113-7-13. RESOLUTION: A motion was offered by Chairperson Weisman, seconded by Member Lehnert to CLOSE HEARING and RESERVE DECISION. Vote of the Board: Ayes: All. This Resolution was duly adopted(5-0). JAMES CLOUS #7990—Request for a Variance from Article XXXVI, Section 280-207 and the Building Inspector's November 6, 2024 Notice of Disapproval based on an application for a permit to demolish an existing single family dwelling and construct a new two story single family dwelling; at 1) gross floor area exceeding permitted maximum square footage for lot containing up to 20,000 square feet in area; located at: 3805 Bay Shore Road, Greenport,NY. SCTM No. 1000-53-6-18. RESOLUTION: A motion was offered by Chairperson Weisman, seconded by Member Steinbugler to ADJOURN HEARING TO MARCH 6,2025. Vote of the Board: Ayes: All. This Resolution was duly adopted(5-0). POSSIBLE RESOLUTIONS TO REOPEN THE FOLLOWING HEARINGS CARLA SCIARA AND LESTER HILBERT#7978—Request for Variances from Article XXIII, Section 280-124; Article XXXVI, Section 207A(b); and the Building Inspector's August 8, 2024 Notice of Disapproval based on an application for a permit to demolish as per Town Code Minutes of ZBA February 20,2025 Special Meeting Page 3 definition, and reconstruct a single family dwelling at, 1) located less than the code required minimum primary front yard setback of 35 feet; 2) located less than the code required minimum secondary front yard setback of 20 feet; 3) located less than the minimum rear yard setback of 35 feet; 4)more than the code permitted maximum lot coverage of 20%; 5) gross floor area exceeding permitted maximum square footage for lot containing up to 20,000 square feet in area- located at: 1525 Old Orchard Road, East Marion,NY. SCTM No. 1000-31-15-3. RESOLUTION: A motion was offered by Chairperson Weisman, seconded by Member Lehnert to REOPEN THE HEARING TO MARCH 6, 2025. Vote of the Board: Ayes: All. This Resolution was duly adopted(5-0).. DELIBERATIONS/POSSIBLE DECISIONS/RESOLUTIONS: Agenda items and commenced deliberations on the following applications. The original determinations of each of the following applications as decided are filed with the Southold Town Clerk: GRANTED RELIEF AS APPLIED WITH CONDITIONS: Linda Frankenbach#7980 Stefania and Michael Bopp#7981 George Cambourakis#7983 Vote of the Board: Ayes: Member Weisman (Chairperson), Planamento, Acampora, Lehnert and Steinbugler. RESOLUTIONS: RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member Lehnert to authorize advertising of hearings for the Regular Meeting to be held on Thursday, March 6, 2025, which will commence at 9:00 AM for Executive Session and 10:00 A.M. for Regular Meeting. Vote of the Board: Ayes: Member Weisman (Chairperson),, Planamento, Acampora, Lehnert and Steinbugler. This Resolution was duly adopted (5-0). RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member Acampora to approve Minutes of the Regular Meeting held February 6, 2025. Vote of the Board: Ayes: Member Weisman(Chairperson), Planamento, Acampora, Lehnert and Steinbugler. This Resolution was duly adopted(5-0). RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member Planamento to Grant a One Year extension, to#7592, Catherine Hovey, 5775 Nassau Point Road, Cutchogue, SCTM No. 1000-111-13-5. The extension from February 17, 2025 to expire on February 17, 2026. Vote of the Board: Ayes: Member Weisman(Chairperson), Planamento, Acampora, Lehnert and Steinbugler. This Resolution was duly adopted (5-0). There being no other business properly coming'before the Board at this time,the Chairperson declared the meeting adjourned.
