HELE:d REEVS ROB wife , of Pelham Manor, New York, Parties
of the First Part, and MAY ROBERTS CHANCE, of West New Brighton,
Staten Island, New York, and LAVINA ROBERTS WIDPZ3R, of Webster
Groves, St . Louis County, Missouri, Parties of the Second Part,
WITNESSETH, that the Parties of the First Part, in
consideration of One Dollar ($1.00) lawful money of the United
States, and other good and valuable considerations paid by the Parties
of the Second Part, do hereby grant and release unto said May Roberts
Chance, one of the Parties of the Second Part, her heirs and assigns
forever, an undivided three-fourths (3/4ths ) interest, and unto said
Lavina Roberts Widmer, the other of said Parties of the Second Part,
her heirs and assigns forever, an undivided one-fourth (1/4th) interest,
in and to all of that certain piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and being
about two miles west of the Village of Greenport, Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows:
Beginning at a concrete monument on the northerly
line of North Road, fifty-six and three tenths (56.3) feet
westerly from the southeasterly corner of land of D. Stanley
Corwin, and running thence westerly along said northerly
line of said North Road forty-five (45) feet to a concrete
monument; thence northerly at right angles to said North
Road along other land of D. Stanley Corwin and passing through
a concrete monument on the beach to ordinary highwater mark
of Long Island Sound; thence Easterly along said ordinary
highwater mark of Long Island Sound, forty-five (45) feet,
more or less; thence southerly along other land of D. Stanley
Corwin and on a line parallel to the westerly boundary above
described, and passing through a concrete monument on the beach,
to the concrete monument at the point and place of beginning.
Together with all the right, title and interest of the Partie
of the First Part of, in and to lands under the water of
Long Island Sound, in front of and adjacent to the premises
above described, and in and to the North Road adjacent to the
premises above described.

Also in and to that certain piece or parcel of land, situate,
lying and being at Arshamomoque , near Greenport, Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows :
Commencing at the southwest corner of the premises about
to be described, at a point on the north side of King' s Highway,
which point is the southeast corner of land now owned by Helen
Reeves Roberts, and running in a northerly direction by and
along land of said Helen Reeves Roberts to Long Island Sound;
thence running in an easterly direction by and along Long
Island Sound five (5) feet, more or less; thence running in
a southerly direction in a line parallel with land of Helen
Reeves Roberts to the northerly line of King' s Highway; thence
running by and along the northerly line of King' s Highway five
(5) feet, more or less , to the point and place of beginning.
The said southeasterly corner of the property above described
being marked by a concrete monument .
Being and intended to be all of the premises conveyed
to Helen Reeves Roberts by D. Stanley Corwin and Mary S. Corwin, his
wife , by deeds dated February 1, 1929 and April 18, 1931, and recorded
in the Office of the Clerk of Suffolk County on March 11, 1929 in
Liber 1414 of Deeds at Page 350, and on April 27, 1931, in Liber 1572
of Deeds at Page 505, respectively.
TOGETHER with the appurtenances and all the estate
and rights of the Parties of the First Part in and to said premises .
TO HAVE AND TO HOLD the premises herein granted unto
the Parties of the Second Part, their heirs and assigns forever.
AND said James A. Roberts and Helen Reeves Roberts,
his wife , covenant as follows :
FIRST. That said Helen Reeves Roberts is seized of
said premises in fee simple , and has good right to convey the same;
SECOND. That said Parties of the Second Part shall
quietly enjoy the said premises;
THIRD. That the said premises are free from in-
cumbrances except a certain first mortgage securing the principal
sum of $2,000.00, bearing interest at the rate of 52% per annum,
payable semi-annually, now of record.
