II I ALL that certain piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Pine Neck, in the Town of Southold, County
;of Suffolk and State of New York, which by reference to a map thereof made on June loth,
!1940, by Otto W. Van Tuyl, Licensed Surveyor, Greenport, N.Y. entitled "Map of Plots
)owned by William P. Kesel at Southold, N.Y." is bounded and described as follows:-
BEGINNING at the southwesterly corner thereof at the y point of intersection of the
)easterly side of Oaklawn Avenue with the northerly side of a certain road or right-of-way
i !fifty feet wide and which point of beginning is distant N. 100 581 2011 East, as measured
' 'along the easterly side of Oaklawn Avenue, 283.4 feet from the point of intersection of
the easterly side of Oaklawn Avenue with the northerly side of Pine Neck Road; running
thence from said point of beginning along the easterly side of Oaklawn Avenue N. 10o 581
20" East 112.03 feet to the southerly line of land formerly belonging to William B. T.
Ronalds and now belonging to George J. Hardy; running thence the two following courses
and distances along the southerly line of land last mentioned to wit: (1) N. 87o 561
East 54.24 feet and (2) N. 76o 48' 4011 East 36.20 feet to the southeasterly corner of
said land belonging to George J. Hardy; running thence along the easterly line of said
land belonging to George J. Hardy N. 7o 181 East 56 feet, more or less, to the southerly
margin of Jockey Creek; running thence in a general northeasterly and easterly direction
along the southerly margin of Jockey Creek as the same winds and turns 281 feet, more or
less, to the westerly side of a certain road or right-of-way fifty feet wide leading

southerly from Jockey Creek to Pine Neck Road; running thence along the westerly side
of said last mentioned road or right-of-way S. ?o 18' Test 170 feet, more or less, to
the northerly side of the road or right-of-way fifty feet wide first hereinbefore
mentioned; running thence the three following courses and distances along the northerly
side of said last mentioned road or right-of-way, to wit: (1) N. 82o 421 West, 50 feet;
(2) S. 740 lb' West 217.27 feet and (3) S. 830 341 40" West, 97.37 feet to the point or
place of beginning.
TOGETHER with an easement to pass and repass over and upon the roads or rights-of-
way fifty feet wide adjoining the above described premises on the east and south.
TOGETHER with all the right, title and interest of the party of the first part, of,
In and., to Oaklawn. Avenue lying in front of and adjoining the above described premises on
the west to the centre line thereof.
TOGETHER, also, with all the right, title and interest of the party of the first
part of, in and to the waters and land under water of Jockey Creek lying in front of and
adjoining the above described premises on the north.
Said premises above described being and intended to be the same premises conveyed
by Silas A. H. Dayton during his lifetime to William P. Kesel and Maybelle Kesel, his
wife, by two deeds, one dated August 11, 1925 and recordet In the Suffolk County Clerk's
Office on August 12, 1925 in Liber 1145 of deeds at page 132 and the other dated October
9, 1925 and recorded in said Clerk's lce on October 10, 1925 in Liber 1147 of deeds
at page 613, this deed being given by the party of the first part as the successor
In interest of Silas A. H. Dayton, deceased, for the purpose of correcting the des-
criptions in said last two mentioned deeds and further for making the bounds thereof
` more definite and certain.
A portion of the above described premises, triangular in shape in the northwest
corner of the above described premises fronting-on Oaklawn Avenue and lying next south-
erly to land of George J. Hardy has recently been conveyed by William P. Kesel and
Maybelle Kesel, his wife, to William B. T. Roanlds and Ella A. Ronalds, his wife, for the
purpose of straightening out the boundary line between the above described premises and
land of said George J. Hardy.
