Reviewed status update. Melissa gave a report from information she received
from Randy Parsons of The Nature Conservancy. Randy will be going before the
Town Board on Tuesday, June 1st to present the land acquisition proposal. Bill
Edwards discussed banking the flow credits from this potential open space
purchase.

Discussed Tuccio's proposal for selling property to the Town. LPC interested in
pursuing; however, it appears that Tuccio's asking price and LPC's prior offer are
potentially far apart. Melissa to discuss further with landowner.

Reviewed status as presented by Tim Caufield of Peconic Land Trust. There
may be an opportunity for private preservation of property. If private preservation
option does not work out, PLT may facilitate preservation by purchasing property
and, in turn, selling development rights to the Town and restricted land to a
potential purchaser. Tim discussed possible plans of actions such as preserving
the entire lot as PDR and sell farm acreage if Town's PDR offer is high enough,
or leaving one or two reserved areas and selling PDR to Town and selling
restricted farm acreage.
MOTION was made by Ray Blum, seconded by Craig Arm, to direct Melissa
Spiro to commission an appraisal as discussed with one (1) building envelope
and remaining parcel for development rights for agricultural purposes but only
after Melissa is contacted by Tim Caufield to continue with this action. Motion
carried 4/0.

Discussion was led by Tim Caufield of Peconic Land Trust as potential
purchasers asked him to find out if committee is interested in the parcels.
Purchaser would be contract vendee. The committee showed interest and
recognized that the price per acre in Orient could be higher in comparison with
other hamlet farm acreage but any purchasing price offered would have to be
justified by an appraisal. No further action will be taken by the committee at this
time.
General:
· STATUS UPDATES
Tim Caufield discussed status of Moffat properties. This matter is on hold as
property owners may have another interested party. Tim is to keep the
alternatives moving ahead. As for the grant, this property, if purchased, is
expected to receive federal grants funds and possible wetlands grants funds.

Informational:
Tim Caufield extended an invitation to the committee members from Peconic
Land Trust, that together with Peconic Bay Winery, are hosting a cocktail brunch
on Sunday, June 6th from 12 noon to 2pm at a small cottage on Oregon Road.
This is a very Iow-keyed, by invitation only, event to honor the neighbors in the
Oregon Road area that have participated in the County/Town preservation
programs. RSVP by May 28th.
Melissa Spiro outlined her meeting with John Erwin and Tom Henske
that have packaged an Open Land Project Solution Plan (possibly to be
patented) that has met with approval from the Southampton Town Board and
Mary C. Wilson, Community Preservation Director of the Town of Southampton.
It was decided that a sub-committee of the Land Preservation Committee that
includes Michelle Zaloom, John Sepenoski and Craig Arm to meet with Mr. Erwin
and Mr. Henske to hear the presentation before bringing their plan to the
attention of the Southold Town Board.
Next Regular Meeting:
· The next regular meeting will be held on Tuesday, June 8, 2004, in Conference
Room, at 7:00 p.m.
