NOTICE OF NO SIGNIFICANT EFFECT ON THE ENVIRONMENT
Dated: December 30, 1980
Pursuant to Article 8 of the Environmental Conservation Law
State Environmental Quality Review and 6NA'CRR Part 617, Section
617.10 and Chapter 44 of the Code of the Town of Southold, notice
is hereby given that the Southold Town Board, as lead agency for
the action described below, has determined that the project will
not have a significant effect on the environment.
DESCRIPTION OF ACTION
Proposed B-1 Zoning of two parcels on the Main Road (Route 25),
Mattituck, New York by the Town Board of the Town of Southold. The
parcels on the south are presently located in the B-1 District on
the Building Zone Map of the Town of Southold, and the parcels were
formerly a part of the roadbed of the Main State Road (Route 25) and
as a result of the realignment of said road, were abandoned as either
a State or Town highway.
The project has been determined not to have a significant effect
on the environment for the following reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effect to the
environment are likely to occur should the project be
implemented as planned.
Because there has been no response in the allotted time
from the New York State Department of Environmental
Conservation, Jt is assumed that there is no objection
nor comments by that agency.
Further information can be obtained by contacting Mrs. Judith
T. Terry, Town Clerk, Town of Southold, Town Hall, Main Road, Southold,
New York 11971.

Dear Mr. DeRidder:
Enclosed find completed short Environmental Assessment
Form and copy of map of proposed B-1 zoning of two parcels
on the Main Road (Route 25), Mattituck, New York.
This project is unlisted and our initial determination
of non-s,gnificance has been made and we wish to coordinate
this action to confirm our initial determination in our
role of lead agency.
The Town Board deems it in the public interest and ,n
the promotion of the health, safety, morals and general
welfare of the Town to place said parcels of land in the
B-1 General Business DistricL as all of the land abutting
said parcels on the south are presently located in the
B-1 District on the Building Zone Map of the Town of
Souchold, and the parcels were formerly a part of the
roadbed of Lhe Main SLate Road (Route 25) and as a result
of the realignment of said road, were abandoned as either
a Scare or Town highway.
May we have your views on this matter. Written comments
on this project will be received in this office until Dec-
ember 24, 1980. We shall interpret lack of response to mean
there is no objection by your agency.

Gentlemen:
New York State straightened Main Road Route 25 between Sigsbee Road
and Bay Avenue, Mattituck, several years ago. The old section, "Old
Main Road" was turned over to the Town who. in 1965 and 1974, turned
this property over to the adjoining property owners. This area is
not marked on the Building Zone Map. I say it should be zoned B-1
to merge with the rest of ~heir zoned B-1 proper~y.
I suggest the Town Board, ir possible, on their own motion make this
B-1 zoned. The Town Clerk's records show the £our parcels to the
east of Marlene Lane as going to John and Ann $kuro~ Frank sand Jo~

Re:
Date:
Southold Town Board
Re-Zoning of the "Old Main Road"
July 29, 1980
in Mattituck
Gentlemen:
It is our understanding that the Town Board is or
in the near future will be considering the re-zoning of the
"Old Main Road" in Mattituck by way of merging the highway
section into each individual parcel adjoining thereto and
zoning it same.
Currently before the Board of Appeals is an appli-
cation of Roy C. Schoenhaar, Appeal No. 2674, requesting
approval of insufficient area and width of four proposed
parcels and of which involves property fronting along the
"Old Main Road." The Board has recessed this matter
pending Town Board action on the above.
We respectfully request that you keep us advised
regarding same.
Sincerely yours,
CHARLES GRIGONIS, JR.
