Such request is made for the following reasons: Due to the shape of the property, which is basically an "L" shaped parcel, the applicant seeks to square same off by rezoning the subject premises to conform to a similar B-1 zoning of other property owned by the Applicant to the South of the subject premises. It is the intention of the Applicants to seek approval from the Southold Town Planning Board for three B-1 zoned parcels each having an area of approxi- mately 55,000square feet. This would leave a remaining residential zoned parcel of other property owned by the Applicant to the North of the subject premises, whichwould contain approximately 60, 700 square feet, which the Applicant is not seeking to have rezoned. The subject premises is basically an interior parcel and has little value as a residential parcel. The property immediately to the east of the subject premises has no house and it is unlikely that same ever will, since it is contiguous to a gas station. Property to the north of the sub- ject premises does not contain a house, but rat~ a barn and is used for heavy trucking equip- ment. The granting of the Application would not adversely affect the character of the neighbor- hood, and the granting of the Application would be in keeping with good planning.
