On the left?' Richard? RICHARD LARK, ESQ.: Richarcl Lark. Main Road, Cutchogue. Mr. Lewi~ asked me to come down this evening. I believe the Board has his petition which really states everything that he wants to do with the property. Basically you know the property consists of a---it's a small parcel and it consists of a old colonial wood--- two story wooden frame dwelling, with a detached garage in the rear yard. The building contains 660 square feet and is approximately 100 years old. Mr. Lewis' has completely restored the strucLure, as the Board is aware from it's inspections and the exterior h~s p, re~ent]y been refurbished and is in excellent shape. The garage in the rear of the property--if the requested zone chahge is granted--will ~e probably refurbished and moved to provide for ample off street parking in '~he rear and it will sei-ve as a future maintenancebuilding for the property. The build- ing is presently occupied as an office and residence of an architfct, Thomas Samuels, and his wife~ Nancy Steelman, as I indicated reside in the building. What Mr. Lewis wants to do is to Jse the building for both business and professional offices, as it is not suited roi- a residential use, due primarily to its Ioca{ion. Attached to the petition of Mr. ~ewis is an affidavit from the former owneI- who lived there for 26 years, a Mr. Francis Thompson. That affidavit indicates the reasons primarily of the nois~ due to the restaurant parcel owned by Robert He'coat immediately to the east. Like all restaurants it generates a large amount of noise, whether it be the ~oli~pressors or the pa[rons coming and go ng at var ous ~ou.rs. The surt~,und- lng neighborhood is primarily of a residential use, although across the street is about two properties to the east. That is also zoned business. Iris kind of a mixed use, and right up to the west, on the seuth side of the road; you have Dr. Hall"s Office, and right across the street from that on Town Harbor ILane you have the 7-11 stol-e. So generally the Master Update plan did catl for this to be a Hamlet Bu~ne~s type of use, which ~s, generally in conformity with the properly. As I say, what Mr. Lewis wants to do is to convert it to an office~ both pFofessional and business, and he is here tonight in case az~y of you memhers of the Board have any questions of him as to what he intends to do, but as I u~derstand if the new zoning goes in his proposed use will be in strictly conformity with it, so we won"t is on the main floor now the architect's office and all the appFopriate things for like off-street parking ~nd things like that wil~ be prov ded t~ere. There is pie ~ty of room in the rear yard. So I don"t think there will be any/c~ifficulties as far as the zoning or the site plan for non-conformity. I think itlwill all meet the require- ments of the Town, and it should fit in in keeping with that ~eneral character o[ that neighborhood, So if the Board has any questiohs I'll bei glad to answer them, Lewis, Page :3- gurt G. Such request is made for the following reasons: An inspection of theproperty for which I am seeking a change of zone contains a colonial ~tyle two-story wooden frame house ~vith an old detached garage inlthe rear yard. The building contains 1660 square feet and is ab6ut 100 y~ars old. I have completely restored this structure~and its is presently in excellent shape.
