By amending ARTICLE IV B of i ~said Ordinance by adding a new sec-~ t tion thereto to be Sect~n 442, to rea. d: ~as follows' SECTION 442 -- Notwithstanding ~ any other provisions of this .article, a building or a combination of buildings .containing retail stores, , mercantile establishments, offices, banks and ,financial institt~tions,, commonly known as shopping centers, may be erected or altered in the "B-2" Business District, subject, however, to the following require- ments. 1. The lot area shall be not less ' than one (1) acre. 2. At least twenty-five .(25) per. cent of the lot area shall be land- scaped with grass and plantings. 3. The required front 'yards shall be not less than twenty-five (25) feet except that where the property in the vicinity is partly built up with permanent buildings and an. average setback line has been estab- lished, no buildings . shall 'pro-: ject beyond the line of the average setback so established. 4. The required side yards shall be not less than twenty-five (25) feet. 5. If it is proposed to limit the number of units to three per acre, this would mean that the ~quare foot area for each family unit would be 14, 520 square feet, which is greater than required for' a one or two-family dwelling. I have therefore left the amount of ~quare foot area blank ~n order that the matter can be fu~h~r discussed at the next meeting of the Town Board.
