and being at Fishers Island,Town of Southoid,County of Suffolk and State of New York,being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed,dated June 15,
1993 and recorded in the Office of the Suffolk County Clerk on September 9, 1993 in Liber 11643'page 470.
TOGETHER with all right,title and interest, if any,of the parry of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part

ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a stone monument on the northeasterly side of a road 40 feet wide, said
monument being 4709.02 feet North of a point which is 2436.91 feet East of another
monument marking the United States Coast and Geodetic Survey Triangulation Station
"NIN"(which said"NIN"monument is located near the western end of a ridge overlooking
the South shore of Fishers Island and on the highest point between Chocomount and
Mount Prospect and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling
Light in Fishers Island Sound),said point of beginning being at a point of curve to the left
whose radius is 643.06 feet and the direction of whose radius at that point is North 68
degrees 38 minutes 12 seconds East; and
RUNNING THENCE southeastwardly following the arc of said curve,56.03 feet to a stake;
THENCE South 37 degrees 03 minutes 10 seconds East, 151.52 feet to a stake marking
a point of curve to the left whose radius is 73.35 feet and the direction of whose radius at
that point is North 52 degrees 56 minutes 50 seconds East;
THENCE eastwardly following the arc of said curve, 89.23 feet to a stake;
THENCE North 73 degrees 15 minutes 00 seconds East, 151.06 feet to a stake marking
a point of curve to the left whose radius is 783.95 feet and the direction of whose radius
at that point is North 16 degrees 45 minutes 00 seconds West;
THENCE nouheastwardly following the arc of said curve, 33.01 feet to an iron pipe;
THENCE North 30 degrees 29 minutes 00 seconds West, 145.05 feet to an iron pipe;
THENCE North 08 degrees 47 minutes 30 seconds East,47.05 feet to a stake;

monument at the point or place of BEGINNING.
