THIS INDENTURE, dated as of the 16th day of October, 2024
BETWEEN
.loan C. Tyrer, having an address at 4895 N. Bayview Road, Southold, NY 11971
party of the first part, and
Gregory S. Tyrer, having an address at 1490 Smith Dr. S. in Southold, NY 11971 and Stephen E.
Tyrer, having an address at 151 Old Winkle Point Road. in Northport,NY 11768, party of the second
part, as tenants in common;
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part,does hereby release and quitclaim unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece of, or parcel of land, with the buildings and improvements thereon
erected, situate, lying, and being in the County of Suffolk, State of New York, and more particularly
described in Exhibit A attached hereto,
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated August 10, 1989, and recorded in the Suffolk County Clerk's office on August 29, 1989 in
Liber 10919 Page 421.
TOGETHER with all right, title, and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever, subject to all covenants,
conditions, restrictions, easements, liens, and encumbrances of record as of the date hereof, and subject
to the covenants and agreements set forth in'a certain Declaration dated June 29, 1970 and recorded in
Liber 6776 cp 194,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose,
The word "party" shall be so construed as if it read "parties" whenever the sense of this indenture
so requires.
Exhibit A:
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Bayview, near
Southold, in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot Number Two (2) on a certain map entitled,
"Subdivision Map of Bayview Wood Estates" filed in the Suffolk County
Clerk's Office on September 9, 197o as Map NO. 5520 (Abstract No. 6669)
IN WITNESS WHEREOF, the party of the first part has duly executed this deed as of the date
