legal notice.
"LEGAL NOTICE, NOTICE OF HEARING ON PROPOSAL TO AMEND ZONING
ORDINANCE. Pursuant to Section 265 of the Town Law and Article IX
of the Building Lone Ordinance of the Town of Southold, Suffolk
County, New York, public hearings will be held by the Southold
Town Board at the Office of the Supervisor, 16 South Street, Green-
port, New York, in said town on the 6th day of June, 1961 at 7:00
o'clock in the evening of said day, on the following proposal to
amend the Building Zone Ordinance (including the Building Zone Maps)
of the Town of Southold, Suffolk County, New York.
"1. By changing from "A" Residential and Agricultural District
to "B" Business District the following described property:

"In the matter of the petition of Ralph L. Glover and Wilson
L. Glover, as Executors of the will of Elmira L. Glover, for a
change of zone from "A" Residential and Agricultural District to
"B" Business District on certain real property situated at Southold
and more particularly bounded and described as follows: BEGINNING
at a monument on the northerly line of Main (State) Road at the south-
westerly corner of land of Florence Moore and running thence along
the northerly line of Main (State) Road, two courses, as follows:
(1) On a curve to the right having a radius of 1110.02 feet a dis-

"The Planning Board finds that the premises fronts on the south
and northwest by two roads and is bounded north by business property
and west by a cemetery. Directly across the street to the south-
east are: garage, gas station, real estate office, used car sales
agency and not too far away is a hardware store and boat sales
business. It is felt this change is in conformity with the general
area and would not change the character of the district and would
be in effect an extension of an existing business zone.
"THEREFORE the Town Planning Board recommends to t he Southold
Town Board this change of zone from "A" Residential and Agricultural
District to "B"Business District, on the property of Elmira L. Glover
Estate, Ralph L. Glover and Wilson L. Glover, Executors.

SUPERVISOR ALBERTSON: Is there anyone present who wishes to
be heard in favor of this change from "A" to "B"?
R. G. TERRY, JR., ESQ., Southold, New York: I would like to
state as I did before the Planning Board that this change as we
see it is not inconsistent with the comprehensive plan of zoning
and i.t brings this property in conformity with the area which is
business property. The prospective purchaser has indicated he
wishes
to use it for the sale of rugs and handcraft articles.
In connection with the character of the neighborhood it would be
a reasonable extension of the "B" Business zone.
If there are any questions, I have here Mr. Dan Smith, the
real estate agent, and also the petitioner Ralph Glover who would
be happy to answer any questions.

3. Such request is made for the following reasons: Tho prospective purchaser of
said premises proposes to use the same for tho sale of rugs and hand-
craft articles. The premises are bounded on the North by land of
Florence Moore, presently zoned as Business (B). Directly across the
Main Road to tho Southeast, promises consist of a garage, gas station,
real estate office and used-car sales agency, all within the Business
Zone (B}. Tho entire Westerly boundary of petitioner's property is
occupied by the Willow Hill Cemetery Association. Premises are bounded
on the Northwest by the so called Lo,mr Road.
The proposed amendment is a reasonable change which is not incon-
sistent with tho comprehensive plan of zoning and would bring petitioner's
property into conformity with property in tho immediate vicinity. It
would not be an unreasonable change, but would merely extend the
existing business zone to include petitioner's property.
