Said premises being known as: 76375 Route 25 (a/k/a 626 Front Street),Greenport,
New York 11944
Together with all right,title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose. The word "party" shall be construed as
if it read"parties"whenever the sense of this indenture so requires.

Southold,near the Village of Greenport, Suffolk County,New York,-bounded and
described as follows:
BEGINNING on the northerly side of Front Street at the southwest corner of land of
Eugene F. Price,as shown on subdivision map of part of the Estate of Thomas F.Price,
situated at Greenport, Suffolk County,New York,which was surveyed by Otto O.Van
Tuyl dated November 29, 1927 in the Suffolk County Clerk's Office, said beginning
point being situated 97.53 feet west of the intersection of the westerly side of Sixth
Avenue and the northerly side of Front Street as measured along the said northerly side
of Front Street;
RUNNING THENCE North 03 degrees 06 minutes 20 seconds East along said westerly
side of land of Eugene F.Price(now Sylvia B. Levine) 151.08 feet to a monument on the
southeast corner of lot 83 shown on said map;
RUNNING THENCE northwesterly through lots 83, 98, 97 and 96 on said map along the
southerly side of lands of Sylvia B. Levine, John Mazzaferro, Eugene Mazzaferro and
Benjamin Horton (formerly of Eugene Mazzaferro) North 75 degrees 13 minutes 20
seconds West 177.94 feet to a monument on the southwest comer of the land of said
Benjamin Horton and the westerly side of lot 96;
RUNNING THENCE southerly South 14 degrees 46 minutes 40 seconds West 56.07 feet
to the monument on the southwest corner of lot 96 on said map;
RUNNING THENCE westerly South 87 degrees 37 minutes 00 seconds West 13.54 feet
along the southerly side of lot 95 on said map to a monument on the northwest comer of
Knights of Columbus now or formerly of Chugin;
RUNNING THENCE southerly along the easterly side of lot 84 on said map,being land
now or formerly of Brown South 03 degrees 01 minutes 50 seconds West 150.00 feet to
the said northerly side of Front Street;
RUNNING THENCE easterly along the northerly side of Front Street North 89 degrees 33
minutes 30 seconds East 122.05 feet to a point;
THENCE still along the northerly side of Front Street North 84 degrees 33 minutes 30
seconds East 77.95 feet to a cross cut in the concrete walk at the point or place of
BEGINNING.
