ALL that certain plot, piece or parcel of land, situate, lying and being at Arshamomogue, in the
Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of a 20-foot right of way distant the following two (2)
courses and distances from the intersection of the southerly side of Island View Lane and the
easterly side of a 20-foot right of way;
1. South 11 degrees 10 minutes 30 seconds East, 134.30 feet;
2. North 78 degrees 49 minutes 30 seconds East, 5.00 feet;
RUNNING THENCE North 79 degrees 32 minutes 20 seconds East, 89.46 feet more or less to the
mean high water line of Peconic Bay;
THENCE along the mean high water line of Peconic Bay the follows three (3) courses and
distances:
1. South 03 degrees 39 minutes 10 seconds East, 59.26 feet;
2. South 86 degrees 12 minutes 06 seconds West, 9.64 feet;
3. South 03 degrees 11 minutes 06 seconds East, 17.14 feet;
