THIS INDENTURE, made the 27th day of November, 2024
BETWEEN
FRANK BROOKS ROBINSON, residing at 5315 Northumberland Street, Pittsburgh, Pennsylvania
15217, as surviving tenant by the entirety of Jean A. Robinson, who died a resident of Allegheny
County, State of Pennsylvania on January 19th, 2021, party of the first part, and
ANDREA R. ROSS and H. LAWRENCE ROSS, residing at 2300 N. Scenic Highway, Unit V, Lake
Wales, FL 33B9B, as tenants by the entirety, party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, on Fishers Island, in the County of Suffolk, State of
New York, more particularly described on
SCHEDULE "A"-ATTACHED HERETO AND MADE PART HEREOF
BEING AND INTENDED TO BE the same premises described in the deed made by William C.
Scott dated February 20th, 1996 and recorded March 5th, 1996 in Liber 11764 Page 977 in the
office of the Clerk of the County of Suffolk,
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of hand, situate, lying
and bein in the Town of Southold, on Fishers Island, County
of Suffolk and Rtate of New York, and bounded and described as
followat
BEGINNING at a monument set on the, southerly line or aide of
a 40 foot private road, which monument is situate South 20.01
foot and west 550. 35 feet from the U.S, Coast and Geodetic
Survey Triangulation Station "East End 2", and
RUNNING THENCE from said point of heainning South 15 degrees
18 minutes 00 seconds East 250.35 feet to a points
RUNNING THENCE North 94 degrees 55 minutes 20 seconds Nest
227.99 feet to a point;
RUNNING THENCE North 39 degrees 14 minutes 10 seconds West
63.26 feet to a point and the southeasterly line or aide of
said 40 foot private roads
RUNNING THENCE -Northeasterly the following three (3) courses
and distances along the southeasterly line or side of said
private road;
1. North 35 decrees 56 minutes 00 seconds East 60.94 feet;
2. On the arc of a curve to the right with a radius of 280 .21
feet and whose chord is South 54 degrees 04 minutes 00 seconds
East 170 .06 feet to a points
3. North 70 degrees 42 minutes 20 seconds Last 20.32 feet to
the monument set at the point or place of SBGINNING.
TOGETHER with a non-exclusive easement for ingress to and egress
from the greminas above described over and along ouch private
roads as now or may hereafter exist connecting the said pre-
mises with 'the public highway.
