1. Final survey of property with accurate location of all buildings,property lines, streets, and unusual natural or

Gentlemen:
This is to let you know that I was informed and sent pictures by
Z&S Contracting showing that they had installed closed-cell
spray foam insulation filling the stud bays of those exterior
walls which had been opened up in the kitchen and pantry, as we
requested. To the best of my knowledge the insulation was
installed as per plan and per current state codes.
We also received pictures of the new -entry door opening and new
entry porch roof. To the best of my knowledge these, too were
built as per plan and per current state codes.

28 August 2017 (Pricing)
The work covered by these specifications, corresponding drawings and related
documents, the "Contract Documents", shall consist of renovations to the
interior of the house on the property of Kathryn M. Parsons at 1946 Brickyard
Road, Fishers Island NY.
SCOPE OF WORK:
I. Demolish existing walls, cabinets, and fireplace as noted.
II. Renovate existing Kitchen and Pantry and create new Mudroom closet
in entry area.
III. Replace French doors along south & north sides of house with windows
as noted. Repaint walls and ceilings in Living Room and south halls
to match existing.
0 - GENERAL CONDITIONS
1) It is the contractor's responsibility to e.�isure that work progresses in
accordance with the Contract Documents. The Contractor shall provide all
labor, materials, equipment, and services necessary to complete all work
as required by the Contract Documents unless specified otherwise by such
Contract Documents.
2) The Contractor shall pay for all permits required by the applicable codes.
3) The Contractor shall take every precaution to see that the site is
protected according to the requirements of the relevant regulatory
agencies.
4) The Contractor shall be responsible for noticing any structural
deformation, decay, or inadequacy as work progresses and shall notify the
architect immediately. The Contractor is responsible for all repairs to
work done by the Contractor deemed necessary by the inspecting building
officials and the architect.
5) Fire prevention: The work shall be performed in such a manner as to
prevent fire. The Local Contractor shall take precautions against fires
starting and spreading on the site and within the building and temporary
structures. The Local Contractor shall provide adequate means of
extinguishing fires, (dry chemical fire extinguishers rated for A, B, and
C fires) during all phases of the work. There will be NO SMOKING inside
the building at any time. No fires may be built on the premises.
6) Gasoline and other flammable liquids shall not be stored within the
building. They shall be stored in and dispensed from U.L. listed safety
containers. Tarpaulins used on the site shall be made of fire-resistant
material and be U.L. listed.
7) Field Measurements: Before ordering any materials or doing any work, the
Local Contractor shall verify all measurements at the building and shall
be responsible for their correctness. No extra charge or compensation
will be allowed because of differences between actual dimensions and
measurements indicated on the drawings. Any differences which may be
found shall be submitted to the Architect for decision before proceeding
with the work.
8) Weather Conditions: In the event of temporary suspension of work and
during inclement weather, work and materials shall be adequately protected
against damage. All work and materials of any kind to be found to be
damaged shall be removed and replaced by the Local Contractor without cost
to the Owner.
9) Upon completion of each phase of the work, the Local Contractor shall
leave the premises free from all debris and waste, in a broom clean
condition. The Local Contractor shall be responsible for keeping the site
free of rubbish and debris, and in a neat, orderly condition at all times.
The Local Contractor shall provide trash barrels for use by workmen.
10) The Local Contractor shall wash all windows at the end of the project.
11) The Local Contractor shall provide a "Port-A-Potty" for his and his
subcontractors' use.
1 - DEMOLITION
1) Demolish existing interior walls and remove windows and doors as noted on
drawings.
2) Remove Kitchen fireplace.
2 - CONCRETE & MASONRY
1) Chimney: Remove fireplace in Kitchen and rebuild brick wall as needed.
Living Room fireplace and chimney above to remain.
3 - CARPENTRY
1) All work shall be installed by those skilled in the trade in_ a solid,
workmanlike manner. The Contractor will replace or repair at his own cost
any work not up to standard.
2) Framing lumber to be kiln-dried. Pieces with knots affecting structural
integrity should not be used.
3) Frame structure as required for firm, permanent construction. Cut
materials accurately. Frame structure level, plumb, and square, to
indicated dimensions. Leave no gaps between sheets of plywood wall
sheathing.
Double frame around openings. Select best materials for structural 4) l
members. Select appropriate headers for all openings.
5) Provide adequate blocking for installation of all finish work, including
work provided by others. Place blocking behind built-ins and lighting
fixtures as required. Framers shall review Interior Elevations to locate
areas needing additional blocking.
6) All adhesives used shall be water resistant construction grade.
7) Hand-select the best materials for exposed finish carpentry work.
8) All materials shall be fully protected at the job site, kept under cover
and out of contact with the ground.
4 - WINDOWS
1) See Window Schedule.
2) Review window order with Architect before ordering.
5 - DOORS
1) See Door Schedule.
2) Review door order with Architect before ordering.
3) Entry door & sidelights allowance: $7, 500 for the door & sidelights
themselves.
6 - DOOR HARDWARE
1) Please see drawing sheet A4 .0 for all door hardware types and information.
Door hardware to match existing throughout except where noted.
7 - THERMAL & MOISTURE PROTECTION
1) Flash and caulk interior and exterior joints as required to leave the
building weather tight, including all exterior joints at windows and heads
and jambs of exterior doors. Include a continuous bead of sealant at all
plates & sills and doubled framing members.
2) Flashing of windows & doors shall be lead-coated copper.
3) Install copper door & window sill pan flashing, w/soldered joints at
windows & doors. Provide up-turned rear lip, up-turned side walls, &
front lip extending 4" down over sheathing.
4) House-wrap to match existing or approved equal where needed around new
windows & doors. Install per manufacturer' s instructions. House-wrap to
overlap flashing on sidewalls, window & door heads. At window & door
sills, flashing to overlap house-wrap.
5) Any new insulation in exterior walls that have been opened up shall be
cell spray foam to fill cavity.
8 - HVAC
1) Re-route ducts & HVAC registers as needed to coordinate with new Kitchen
and Pantry plans.
9 - PLUMBING
1) All plumbing systems to be installed by licensed mechanics, respecting all
code requirements and manufacturers' recommendations. Contractor shall
pay all necessary fees, licenses, and permits, and shall arrange for
required inspections.
2) Plumber should coordinate work with the interior elevations.
3) Water supply piping to be copper.
4) Plumbing fixtures: See Plumbing Schedule.
1 - ELECTRIirto

2) See electrical plans, interior elevations, & Electrical Schedule for
outlet, switch, and fixture location.
3) Use normal toggle-type switches and toggle-type dimmer switches where
shown on plans.
4) Provide & install wiring for all appliances as shown on plans.
5) All lights to be supplied and installed by contractor, unless otherwise
specified. See electrical. schedule for any lights to be supplied by owner
and installed by contractor.
11 - EXTERIOR FINISHES
1) Wall siding to be red cedar shingles to match existing.
2) All exterior trim to be cedar or Azek as indicated on drawings. Included
are exterior door and window casings and subsills.
3) Use stainless steel nails or screws for all exterior work, including wall
shingles, roof shingles, and trim. Counterset all finish nails in trim
and putty holes.
4) Prime back, sides, and ends of all wood trim before installation. Paint
all wood trim with one prime coat and two finish coats. Seal end grain
before priming. Use the following colors:
a) All window & door casings & subsills to match Marvin Windows white
cladding, alkyd resin or acrylic latex semi-gloss.
b) Exterior wood doors to be painted with color to be specified, alkyd
resin or acrylic latex semi-gloss.
c) Each screen door to match accompanying door.
5) Exterior paint shall be top-grade exterior alkyd resin or acrylic latex paint.
Use primer recommended by manufacturer of paint. All primers and paints used
for the project shall be manufactured by one of the following manufacturers as
approved by the Architect: Pittsburgh Paints, Benjamin Moore,' Sherwin Williams,
or Pratt & Lambert.
6) Sealants shall be paintable. All window and door frames shall be caulked
after prime coat is dry. Apply caulk in smooth bead to completely fill
joints.
7) Furnish and lay suitable drop cloths for exterior painting to protect
existing surfaces from paint drips.
8) Protect all finish hardware at doors, lighting fixtures, or other finished
items from paint spatter by removing them, carefully painting around them
or using masking tape and tarps to protect them.
9) Sand all surfaces to be painted before priming and between coats of paint
to assure smooth even finish. All surfaces to receive paint shall be
smooth and free of sandpaper scratches, millmarks, and other
imperfections.
10) Painting materials shall be applied in strict accordance with
manufacturer's recommendations, including all temperature and weather
limitations. Do not apply paint or stain when temperature is below 50
degrees F, or when temperature is expected to drop below 50 degrees within
twelve hours. Do not apply paint on surfaces in direct sun or where dust
is being generated. Do not apply exterior paint within 48 hours of rainy
weather.
11) Contractor shall perform all touch-up and restoration of damaged surfaces.
12 - INTERIOR FINISHES
1) New interior walls & ceilings, except as noted, to have '-�" gypsum board
with taped seams to match existing. Confirm existing interior wall
finishes. Gypsum board joints shall not occur within 12" of door or window
frames openings. In no case shall joints on opposite side of partitions
be allowed over the same stud or post, unless specifically indicated. All
edges and corners shall be left square, all surfaces. in true plane,
smooth, flush, plumb, straight, level, and ready for painting.
2) Typical window & door casings to match existing. Typical baseboards to
match existing. Typical ceiling molding to match existing.
3) Paint all walls and ceilings with one prime coat and two finish coats
eggshell latex paint. All primers and paints used for the project shall
be manufactured by one of the following manufacturers as approved by the
Architect: Pittsburgh Paints, Benjamin Moore, Sherwin Williams, or Pratt
& Lambert. Counterset all finish nails throughout interior, and putty
holes. Paint wood trim with one prime coat and two finish coats semi-
gloss oil paint. These are minimum numbers of coats. More may be
required to cover. Painting specs in Exterior Finishes section apply to
inside, too.
4) All new flooring to match existing in Kitchen, Pantry, & Mudroom. Refinish
flooring in Entry, Hall, & Living Room. Use three coats of satin
polyurethane.
5) Ceramic tile:
a) Kitchen backsplash: 4" backsplash of countertop material - stone or
quartz. Ceramic glass tile to cover wall between this backsplash &
bottom of upper cabinets. Include installation in contract price.
Allow $20/sq. ft. for the tile.
14 - CABINETS & SHELVING
1) Include built-in cabinets and/or shelves in Kitchen, Pantry, and Mudroom.
a) Cabinets to be face frame construction with inset doors.
b) Doors to have recessed flat panels with ogee sticking profile &
solid brass butt hinges, brushed chrome finish.
c) Cabinets & shelving to be painted. Interiors clear finish maple,
except upper cabinets on one side of pantry with glass doors.
d) Drawer glides heavy-duty full-extension.
e) Kitchen & Pantry counters 1144" thick honed stone or Caesarstone.
