The project maintains the existing footprint and lot coverage of the house that is currently on the property. This project enlarges only the existing,second floor to provide for larger bedrooms and a new bathroom. The bedrooms already exist and the total number of bedrooms remains the same. The variances are required because the existing lot is only 82 feet deep and the preexisting house structure does not have setbacks that meet the current code. When the house was originally constructed the setback requirements were different and the house did meet the code. Enclosed are documents required by the town, a site plan and elevations showing the proposed building.
