SUPERVISOR TUTHILL: I will call this hearing to order by
reading the legal notice.
Pursuant to Section 265 of the Town Law and Article IX of the
Building Zone Ordinance of the Town of Southold, Suffolk County,
New York, public hearings will be held by the $outhold Town Board
at the office of the Supervisor, 16 South Street, Greenport, New
York, in said town on the 25th day of October, 1960, at 7:30
o'clock in the evening of said day, onthe following proposals to
amend the Building Zone Ordinance (including the Building Zone
Maps) of the Town of Southold, Suffolk County, New York.
1. By changing from "A" Residential and Agricultural District
to "B" Business District the following described property:
All that certain tract or parcel of land situated at
Mattituck, in the Town of Southold, Suffolk County, New
York, and more particularly bounded and described as
follows:
Parcel I. Northerly by the highway, easterly by
the burying ground, southerly by land formerly owned
by the First Methodist Episcopal Church of Mattituck,
westerly by land now or formerly owned by Mrs. Martha
Hazard being fifty feet more or less in front and rear
and 75 feet deep, and being the same premises conveyed

by the Southold Town Planning Board at a regular meeting held
Tuesday, October 4, 1960:
In the matter of the petition of the Jr. Order United American
Mechanics, Mattituck Council 34, Mattituck, New York, for a change
of zone from "A" Residential and Agricultural District to "B"
Business District on certain real property situated at Mattituck,
New York, and more particularly bounded and described as follows:
I will not read the description as I read it previously in
the legal notice and it is identical.
RESOLVED that the Southold Town Planning Board recommend
to the Town Board that this change of zone from "A" Residential
and Agricultural District to "B" Business District be made on the
aforementioned property. Survey for Mattituck Council No. 34,
JUnior Order of United American Mechanics, Mattituck, Town of
Southold, Suffolk County, New York by Alden W. Young, dated
December 7, 1953.
The Planning Board believes that the cultural value of
such a project would be of considerable value to the Town of
Southold, and although there is not adequate parking at the same
time we feel the streets are wider than normal and they accomodate
the members of the two churches without difficulty.

MR. SIDNY OLMSTED, Mattituck, New York: I am one of the
Trustees of the Mattituck Council and we feel this would be an
excellent project not only for Mattituck but for the Town of
Southold. I do not know of any other project in the Town of
Southold and I think it would be a very good thing.

Sayville, New York: I
am motor less responsible for the petition because I am the
producer of the summer theatre and I picked this area because
it has been referred to as the Cape Cod of Long Island and Cape
Cod has no less than two summer theatres. Looking for a place
and a building of that size is difficult to find and I went to
the Junior Order and they have been very cooperative. I operated
the old Town Theatre in Smithtown for many years and it brought
a great deal to Smithtown. As I see the North Fork of Long Island
the trend is more or less in need of a summer theatre. I have
thought of it for a number of years and I feel it is a good spot.

WHEREAS Mattituck Council No. 34, Junior, Order United American
Mechanics, by petition verified the 10th day of September 1960,
petitioned the Town Board for a change of zone of certain real
property described in said petition from "A" Residential and
Agricultural District to "B" Business District and
W~EREAS the said petition was referred to the Planning Board
for its official report and reco~endation; and
WI~EREAS the Town Board pursuant to due notice thereof, held
a public hearing on said pet ition on October 25, 1960, at which
time all interested persons were given an opportunity to be heard,

The Planning Board believes that the cultural value of such
a project would be of considerable value to the Town of Southold,
and although there is not adequate parking, at the same time we
feel the streets are wider than normal and theyaccomodate the
members of the two churches without difficulty.
