They hame described the property and the Planning Board states: "The Planning Board feels that this would be the suitable use for the land as it would be a continuation of the existing "B" Business District which is to the west of this p~operty. It is the opinion of this Board, however, that the property of William K~nkel, which adjoins this property, should be included in this change o~f zone from "A" Residential and Agricultural District to "B" Business District on the Town Board's own motion, as it would be surrounded on three sides by a "B" Business District." Y. ): I am the owner of the property you described, and presently I have the property under contract to be sold to a candy distmibuter. It is a fairly la~ge operation and Just runs one truck out of there. It is the kind of business there won't be a t~uck going in and out all day long. He usually sends 5 his stuff two days out of the week, which means about two or three times a day to get the merchandise he sells. The property is approximately about ~ust under two acres in size. I think it is a perfect piece of property fo~ that type of business, because as has already been explained, the immediate area, about 200 feet west of that,on the same side of the road, you find some sort of a cement business or building business, almost directly across the street is a gas station, and I would very much like to see that Property zoned as the application requests. Under Section 360 (2) the ,M,, District allows a 50 sq. ft. double face sign without any restrictions. We believe an additional sentence should be added to (2) as follows: "Height of signs in the nM" District, advertising the business conducted on the premises, should not exceed 35 feet and the bottom edge of the sign shall be not less than four feet from the ground level." It is believed that most motel signs are eleeSrical in nature and it has been recommended that a four foot clearance be required. Any unnecessary hardship could be corrected by ?ari~ce · We do not suggest altering the superficial area of the signs.
