"Grantee").
WITNESSETH, that Grantor, in consideration of Ten Dollars ($10.00) and other valuable consideration
paid by Grantee, hereby grants and releases unto Grantee, the heirs or successors and assigns of
Grantee forever, all of the Grantor's one-half interest in and to,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate at Peconic, in the Town of Southhold, County of Suffolk, and State of New York, being
more particularly described as:
SEE SCHEDULE A ATTACHED HERETO AND MADE A PART HEREOF.
Subject to all covenants,easements and restrictions of record,if any,affecting the same.
Being the same property conveyed to Grantor by deed dated November 2, 1966,and recorded on
November 09, 1986, in Liber D00006065, Page 455, in the Clerk's Office of Suffolk County,New York.
Said premises having an address of: 1810 Pine Tree Road,Cutchogue,New York 1 1935
TOGETHER with all right, title and interest,if any,of Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of Grantor in and to said premises. TO HAVE AND TO HOLD the premises herein
granted unto Grantee, the heirs or successors and assigns of Grantee forever.
AND Grantor covenants as follows: that Grantor is seized of the said premises in fee simple, and has a
good right to convey the same; that the Grantee shall quietly enjoy the said premises; that the premises are
free from encumbrances; that Grantor will execute or procure any further necessary assurances of the title
to said premises; that Grantor will forever warrant the title to said premises.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The words "Grantor" and "Grantee" shall be construed to read in the plural whenever the sense of this
deed so requires.
