ALL that certain plot piece or parcel of land, situate, lying and being in the Town of
Southold, Village of Laurel, County of Suffolk and State of New York, which said land is
more particularly described as follows:
BEGINNING at a point on the southerly side of Peconic Bay Boulevard distant
402.00 feet southerly to premises about to be described with the easterly side of land now
or formerly of Piquet;
RUNNING THENCE North 50 degrees 41 minutes 30 seconds East, 88.79 feet to
land now or formerly of Patterson;
RUNNING THENCE along land now or formerly of Patterson South 17 degrees 55
minutes 30 seconds East, 147.93 feet (133 feet more or less map) to the high-water mark
of Great Peconic Bay;
RUNNING THENCE along said high water mark of Great Peconic Bay, South 34
degrees 52 minutes 34 seconds West, 103.79 feet to the easterly side of land now or
formerly of Piquet;
THENCE along said land of Piquet, North 17 degrees 55 minutes 30 seconds West,
179.31 feet (165 feet more or less map) to the point of BEGINNING.
SUBJECT to and together with a right of way 15 feet wide from said Peconic Bay
Boulevard southerly about 560 feet to Peconic Bay; the easterly line of said portion of the
said right of way being the easterly boundary of said land herein conveyed and the westerly
